Gateway Woods

Visiting Gateway Woods while in a long-distance relationship with my boyfriend gave me a firsthand look at how poorly this complex is actually run. What was advertised as a secure, well-maintained community was completely neglected and frustrating to experience as a visitor. Here is what I personally witnessed during my visits:

The main access door to his building was broken and unlocked at all times, and the main community security gates were constantly broken and sitting wide open. The... property felt so unsafe that my boyfriend wasn't comfortable having me walk around the complex alone. To make matters worse, we had been woken up by late-night car burnouts on multiple occasions. Property maintenance after bad weather was nonexistent. I visited after a winter storm and nearly took a bad spill multiple times trying to reach the building because management made zero effort to clear up the snow/ice, therefore creating dangerous walking paths.

My boyfriend wanted us to go lay out by the pool together on warm days, but we were completely unable to because it was unopened and neglected for the vast majority of the year. Management kept it closed well past the timeframe they promised, leaving the water filthy, dark green, and full of algae.

I personally helped deep-clean the apartment during move-out. Seeing the "damage" photos management later provided was shocking—they are completely blowing standard wear and tear out of proportion, and their claims regarding light strip damage are entirely made up with zero photo evidence to support them.

The lack of basic property upkeep, broken security, and neglected amenities made visiting a terrible experience. Save yourself the stress and look somewhere else in Little Rock. Corporate and the property manager do not care about its tenants. This apartment complex looks nice but is actually cheaply made. The resident lounge is only open when the front office is open. The walls are literally not even straight. I don’t know how this passed inspection. They don’t care if it snows and ice is piled up they won’t get someone to remove it. They are lazy.

My experience with Gateway was very disappointing. About four months ago, I received a non-renewal notice without any explanation, despite repeatedly asking management for clarification. The only response I eventually received was, “the notice stands.” When I asked if the decision was related to late payments (though rent was always paid in full) or my child’s disability, I was given no response.

I also reached out to corporate but never received a call back. During this time, I even witnessed... management walking past and looking into my apartment, which felt unprofessional and invasive.

Upon move-out, I had paid a $400 deposit, and it was all taken plus them asking for $80 more or they’ll send it to collections. This was extremely frustrating as I left the unit in excellent condition, cleaner than when I moved in, especially since I was originally promised a new unit but was instead placed in one that had already been occupied.

Overall, communication was poor, professionalism was lacking, and my concerns were disregarded. I would caution future tenants to be aware of these issues before leasing with Gateway. I applied here and was denied because my guarantor didn't have current rental history (elderly aunt that lives with my mom for years). Even though she made 5x the rent. They don't work with you .

I applied here and was denied on a Tuesday (they say it’s not denied but you need a guarantor that makes 5x the rent) which I had someone but that screamed red flag!. They told me I had to wait for my $400 to be mailed back Friday! I didn’t mail my $400 in so I shouldn’t have to have it mailed back! I asked for the address to pick up my money, they purposely waited until after 5pm to send me the address knowing the office wouldn’t be open again until Monday!
