Avoid at all costs - Pests and Mold

I strongly recommend staying away from Alborada Apartments. My experience was an absolute disaster from the beginning, and based on what I experienced and observed, this property has serious pest, cleanliness, maintenance, and management problems.
The problems started before I even moved in. I was contacted by management toward the end of the day the day before my scheduled move-in regarding an issue with my apartment. Instead of a smooth move-in,... I was immediately dealing with problems surrounding the condition of the apartment.
Once I moved in, I discovered a cockroach infestation. This wasn’t one stray cockroach. I encountered multiple cockroaches and continued having problems even after pest-control treatments.
What made this especially concerning was discovering that the problem was not limited to my apartment. I became aware of cockroach complaints and activity involving multiple units and buildings throughout the property. There were also concerns involving mold and other maintenance issues in various areas of the community.
The situation became serious enough that Fremont Code Enforcement became involved, and Alameda County Vector Control also inspected the property in connection with the pest issue. These weren’t simply complaints I made to the leasing office and then walked away from. Government agencies became involved because the situation required further investigation.
I also requested rent abatement because of the habitability issues I was experiencing. Management refused to abate my rent, despite the circumstances and the fact that I ultimately had to leave the apartment. I found that response extremely disappointing and completely unacceptable.
If you’re considering renting here, I strongly recommend looking up Alborada’s code-enforcement history on the City of Fremont’s website before signing a lease. Research public records and complaints involving the property. Ask specifically about pest problems, mold, maintenance issues, and complaints involving neighboring units and buildings.
The property itself also looks increasingly neglected. Buildings and common areas appear run-down and poorly maintained, and in some areas it genuinely looks like the property is being allowed to deteriorate. The common facilities I encountered were dirty and did not reflect the standards I would expect from a professionally managed apartment complex.
And the management experience? Atrocious.
