Terrible Managment

Gemma Ktown has got to be the worst-managed apartment ever. What used to be what I'd call a "luxury apartment" is now a worn down building. Currently, on Nov 9, 2025, the golf simulator doesn’t work because the remote for the projector vanished. The lounge Wi-Fi doesn’t work, there are weird black stains on every floor of the red carpet in the apartment building, the management chose to fix the holes in the basement floor right outside the gym with wood sheets which isn’t a great way to repair... drywall, there are just wood sheets nailed and sticking out of the walls. Most of the game room games don’t even work, but you can still play them. One of the lounge rooms has been unavailable for years. There is an Airbnb service where Airbnb’ers smoke weed and are really loud. The restrooms in the lobby got locked, and now you have to get the security guard to open them every time you want to use the restroom, same with the basement restrooms, but it’s really time-consuming to go up and down a floor to unlock the restrooms. Oh, and by the way, the restrooms got closed because of Airbnb’ers smoking weed in them, and some of the time the security guard isn’t even there. Most of the time I email the management to fix these issues, they either say it will get fixed and then never fix them or ignore me. Also, the storage units where I used to store all my belongings recently got closed down due to it being a fire hazard, so there is no storage in the building. This morning, my shower stopped working as well, which was the last straw for me writing this. The hot tub is green and reeks of chlorine and sweat and is surrounded by apartments so you get no privacy. Either get a tour to see what the place is really like before you rent or do not rent here my expierience has been TERRIBLE. There are dozens of more comments that I'd like to say about this place but i believe I have said enough to encourage everyone to stay away from Gemma Ktown.

Terrible management and building.

Sound proofing is extremely poor to the extent that you can easily hear your neighbor talking. There are short term rentals in the building, with guests that are disrespectful, loud, and smoke. Management and security does nothing against loud neighbors during quiet hours.

Very amateur, mid low grade build.

It’s OK, at best. Looks like it would be really nice and clean, and it is for the most part, but consider this being an ikea version of a new building, if it were assembled by someone who didn’t read the instructions. There’s hardly any outlets, one/2 bedrooms of Gemma south were converted from a studio, in other words they built walls and put plexiglass up top and have no vents to the room or outlets on the walls, all the outlets are on one breaker and flips all the time. Management changes... like every 6 months. Oh and for a new building there is NO soundproofing between neighbors. Again. Amateur ikea build.

Great management and excellent location

We moved to the Gemma Apartments right when it opened, and we love our place. Management is really helpful and the staff is friendly. We've been getting great deals every year we renew and we plan on staying here for a while!
