A Nightmare Move-In Experience

If you are looking for a new home, I strongly suggest considering other options. My experience with AvalonBay RSM has been incredibly disappointing due to poor management and a lack of transparency.
We moved in only a few months ago, and they failed to disclose that a massive redevelopment project—including re-piping and re-roofing—was about to begin. Had we known about this level of disruption, we never would have signed the lease. One of the main reasons we chose this building was the charming...
exterior design with its New England coastal colors and homey appeal. Now, it looks terrible—the new white paint is sterile and has completely stripped away the character of the community.
The living conditions have been chaotic. For weeks, basic amenities like water were shut off from 08:00 to 17:00, forcing us to trek to the community center just to use the restroom. The noise from drilling and excavation has made it impossible to work from home. Despite these significant impacts, management refuses to offer temporary relocation to vacant units or any form of rent proration unless you provide third-party medical verification.
It is clear that the planning was poor and the residents' well-being is not a priority. Many of our neighbors are equally frustrated, and the general consensus is that management simply does not care once the lease is signed. We certainly don’t plan on staying here long. Please save yourself the stress and look elsewhere.

water leaking

I've been having water damage since December. Every time, water comes to my living room and they don't have any vendor to fix it. I haven't been able to use my living room and when I asked them to give me a discount or some sort of compensation, they asked me to move out immediately regardless of my contract. Now, February is not prime time for moving and they expect me to find somewhere else in an instant. They keep charging me even though I am not using my living room - I can't sit in there,... I can't put my furniture there and they're charging me the ENTIRE cost.

Eaves is the dream

I've lived here for a few months now. I have never been more satisfied with my apartment. My quality of life has improved dramatically. I would absolutely recommend this complex to anyone.

Eaves Santa Margarita

Eaves Santa Margarita is a great little apartment complex. Tucked away in Rancho Santa Margarita, CA, it's clean, quiet, and comfortable. Despite having been recently renovated, it's reasonable priced compadre to other options in the area. It's close to all the shopping, restaurants, and businesses in Rancho. The only downside is that you aren't super close to a freeway.
