Beautiful on the tour, ignored after you sign

Seven months at Vive on the Park, and I’m writing this out of exhaustion more than anger.

Start with the gate. There is a mechanical gate directly outside our apartment. During the day it runs nonstop — the sound never lets up, hour after hour. At night we hear it through closed windows and it wakes us up. There is no part of the day when it stops. Management’s answer is that the gate has to operate for parking security.

Here’s the part that’s hard to accept: the gate to our own garage has...
been broken and standing wide open, day and night, for six of the seven months we’ve lived here. We lose sleep for security our own garage doesn’t have.

Then the washing machine. Two and a half weeks unusable. The first full week we had nothing — no machine, no alternative, no plan. We nearly had a flood in the apartment because of it. Only after we pushed repeatedly were we given access to a washer in a vacant unit on another floor. Two weeks in, the actual repair still wasn’t done.

Add daily trash truck noise, repeated building-wide fire alarms, hot tubs out of service for long stretches, a dirty and disorganized coworking space with printers I have never once found stocked with paper, and an awkwardly laid out gym.

But the real issue is that nothing gets resolved on the first request. Every problem means emailing, waiting, emailing again, catching staff in person, and usually proposing the solution ourselves. On July 26 we sent management a detailed written proposal about our accumulated issues. We never received a reply. Not a “no.” Nothing.

We pay rent on time. We’ve followed our lease. We asked for a one-month goodwill credit after seven months of this. Declined. Meanwhile the property advertises major concessions to attract new residents. New residents get incentives. Existing ones get ignored.

Credit where it’s due: Ciairra in the leasing office listened, followed up, and genuinely moved the washer repair forward. She is the exception, and none of this is directed at her.

If you’re touring: ask where the gates are relative to your unit, where the trash trucks come, and how long a repair actually takes. We didn’t, and we’re paying full rent for an apartment we can’t sleep in.

Poor management and services quality

We have lived at Vive on the Park for about seven months, and unfortunately the biggest problem is not any single maintenance issue. It is the way management handles problems once they occur.

During our tenancy we have dealt with constant mechanical gate noise directly outside our apartment, garage access issues, frequent building-wide fire alarms, daily trash truck noise, concerns in common areas, and most recently a washing machine that has been unusable for roughly two and a half weeks...

Things break. That by itself would not make me leave a one-star review. The real problem is that almost every issue requires repeated follow-ups before anything actually happens.

We have had to email, follow up again, approach employees in person, and often come up with possible solutions ourselves. In one larger dispute, we submitted a detailed written proposal to management on July 26 and simply never received a response.

At this point, the repeated lack of communication, ownership, and follow-through from management has been more frustrating than the individual problems themselves.

We highly enjoyed our leasing experience at Vive on the Park. Our leasing agent, Cece, was incredibly knowledgeable and friendly. We've toured many communities trying to find the right fit, and across many buildings and neighborhoods, she was by far the best. The community is well kept and gorgeous, with stunning amenities. So far, we absolutely love it here!
