A very brief summary of my 6 years living here

I lived here for 6 years. The maintenance staff were polite, friendly, and hardworking. My problems were with property mgmt and the condition/ behavior of the community. The office is open 35 hours a week, yet even with full staff it is common to be closed during posted hours. It became increasingly difficult to have confidence in mgmt's ability or willingness to enforce the lease. The office almost never answered the phone, returned voicemails, or responded to emails, even for serious issues.... There were extensive problems with residents disregarding their lease, including excessive noise, loud music, unleashed dogs, pet waste, vandalism, graffiti, litter, overflowing dumpsters, and aggressive behavior. I regularly saw teens and adults drinking or using drugs in common areas, repeated fights, domestic-violence incidents, and I lost count how many times I contacted law enforcement. There were also air-quality concerns. Marijuana smoke regularly entered my apartment. I repeatedly reported it to onsite, regional, and corporate management, but they did little to enforce the rules. Staff even suggested to residents who smoked weed to simply purchase an air purifier. An environmental test I performed found multiple types of hidden toxic mold. By then I had lost confidence that management would appropriately handle a health or safety issue, so I did not report the findings. I had a bedbug incident that was dragged out over 5 stressful weeks due to office mgmt's lack of communication. The final issue was my security deposit. I spent two days cleaning the apartment and followed the move-out checklist. After returning my keys, I was told that of the $535 owed to me, only $135 would be returned because of a $275 cleaning charge and $125 carpet cleaning/stretching charge. I had not agreed to these charges. The only checklist item I did not complete was carpet shampooing, and their fee info listed carpet cleaning at $25 to estimate. I was told the $275 charge was mandatory professional cleaning regardless of condition, although staff acknowledged I had left it in good condition. I submitted my lease, checklist, and documentation disputing the charges. Despite calls and emails to corporate and regional management, I have received no response. The lack of management presence, communication, lease enforcement, and attention to serious problems made living here unpleasant. I would not recommend this property to anyone looking for a well-managed, quiet, safe, clean home.

We’re sorry to hear that your experience did not meet your expectations, especially after six years in the community. We appreciate your kind comments regarding our maintenance team and take the concerns you’ve shared seriously. We are continually... working to improve communication, responsiveness, and the overall resident experience. Due to privacy and confidentiality, we cannot address specific resident matters in a public forum, but we would welcome the opportunity to speak with you directly regarding your concerns.

DANGER DO NOT RENT HERE! DANGER

If it's not the lack of management or the run down apartments that keep you away, surely the sounds of gunfire at least once a week will. Or the multiple murders they've had here. People killing each other or shooting each other kids because they got upset. I'm really not sure how this place is even still up and running. I see the Sheriff and police more than any staff. This place is completely UNSAFE and UNFIT for humans to be in. RUN. FAR FAR away from this place!

Illegal Apartment Entries and Negligent Managing

They like to enter your apartment without abiding by the state law of giving 24 hours notice. I inquired with my neighbors who seemed oblivious to this law, which is probably how they have gotten away with it for so long. They also like to perform full on inspections calling them "preventative maintenance" checks. They not only break the law, but tell their residents they must sign compliance papers dated over two years back due to previous negligence on their end.

When I pointed out these...
misgivings, I was met with hostility. I am moving out, and breaking the bank to do so, but it will be worth it to not have this place constantly harassing me.

Substitute Teacher

This is a very large apartment complex in size but small when it come to the people that live here. There are small families, single families of which I am and medium size families. It has a court yard, swimming pool. exercise room and very family friendly. Great location as well. and very cost efficient. and it also on the outskirt of a major city. It's just great.
