A very brief summary of my 6 years living here
I lived here for 6 years. The maintenance staff were polite, friendly, and hardworking. My problems were with property mgmt and the condition/ behavior of the community. The office is open 35 hours a week, yet even with full staff it is common to be closed during posted hours. It became increasingly difficult to have confidence in mgmt's ability or willingness to enforce the lease. The office almost never answered the phone, returned voicemails, or responded to emails, even for serious issues.... There were extensive problems with residents disregarding their lease, including excessive noise, loud music, unleashed dogs, pet waste, vandalism, graffiti, litter, overflowing dumpsters, and aggressive behavior. I regularly saw teens and adults drinking or using drugs in common areas, repeated fights, domestic-violence incidents, and I lost count how many times I contacted law enforcement. There were also air-quality concerns. Marijuana smoke regularly entered my apartment. I repeatedly reported it to onsite, regional, and corporate management, but they did little to enforce the rules. Staff even suggested to residents who smoked weed to simply purchase an air purifier. An environmental test I performed found multiple types of hidden toxic mold. By then I had lost confidence that management would appropriately handle a health or safety issue, so I did not report the findings. I had a bedbug incident that was dragged out over 5 stressful weeks due to office mgmt's lack of communication. The final issue was my security deposit. I spent two days cleaning the apartment and followed the move-out checklist. After returning my keys, I was told that of the $535 owed to me, only $135 would be returned because of a $275 cleaning charge and $125 carpet cleaning/stretching charge. I had not agreed to these charges. The only checklist item I did not complete was carpet shampooing, and their fee info listed carpet cleaning at $25 to estimate. I was told the $275 charge was mandatory professional cleaning regardless of condition, although staff acknowledged I had left it in good condition. I submitted my lease, checklist, and documentation disputing the charges. Despite calls and emails to corporate and regional management, I have received no response. The lack of management presence, communication, lease enforcement, and attention to serious problems made living here unpleasant. I would not recommend this property to anyone looking for a well-managed, quiet, safe, clean home.
