Please read before applying, it could save you a lot of headaches in the long run

We were never able to tour the actual apartment we were leasing, which should have been the first red flag. We were explicitly told our apartment would have dark cherry wood floors, and we chose the more expensive unit because of them. The leasing agent also sent us a video of a different unit with a fireplace, leading us to reasonably believe ours would have one too.

Instead, we moved into an apartment with no fireplace and cheap, light gray laminate flooring. When we questioned it, we were...
told the laminate was an “upgrade.” We couldn’t disagree more.

Eventually, the laminate floors were the least of our problems. Our move was delayed three days because the apartment had been left with carpet after we had specifically agreed there would be none. On the first day we finally moved in, the washing machine flooded our apartment because it had never been reconnected to the drain, causing enough water damage to affect the apartment below us. Then, after a full day of moving, I tried to take a shower and the bathtub faucet literally flew off the wall because it wasn’t even the correct fixture, leaving us without a working shower for two whole days since it was a Saturday... It’s hard to understand how such basic items could have been overlooked.

The front door was another ongoing issue. For weeks, possibly months, it often took several minutes of forcing and fighting just to get in or out of our apartment (I have videos of this). Maintenance came multiple times, claimed it was fixed, and left. Eventually the door opened, but now the doorknob now falls off every time it’s used. I even offered to buy a replacement doorknob myself if management would let me install it. They insisted they’d take care of it. They didn’t. After another failed repair, we gave up and lived with it because we were tired of taking time off and scheduling maintenance visits that accomplished absolutely nothing.

Overall, this was one of the most frustrating rental experiences I’ve ever had. My advice is simple: don’t rely on verbal promises. If a leasing agent tells you ANYTHING about the unit, follow up with an email summarizing the conversation and ask them to confirm it in writing. If it isn’t documented, don’t assume it will happen, and even if it is, remember our “guaranteed” wood floors.

I rarely leave negative reviews, but this experience earned one. Proceed with caution. Protect your peace and your money, you work hard for both

Management Failed When It Mattered Most

I paid rent here for years and expected competent management when serious issues arose. Despite repeated documented complaints over several months regarding ongoing disturbances affecting my living conditions, management failed to properly intervene, ultimately forcing me to relocate and incur substantial financial losses. All statements made here are supported by extensive documentation and this matter is now proceeding toward legal resolution.
Rent carefully.

Don't do it!

They have entered my house multiple times without warned. Talked to the property manager about it. He said it would fix the issue only to have more people come in the next day. Left a 3ftx4ft hole on the wall for maintenance and haven't fixed it yet. It's been 3 weeks.

Not bad

I lived at the pavilions for a little over a year before breaking my lease due to unforeseen reasons. They were very helpful when I transferred from a one bedroom to a two bedroom they also were extremely accommodating after my domestic dispute. Yes, there are updates to be made to the apartments but I firmly believe with new management that those updates will be made very soon. I lived on the first floor and I lived on the third floor. You don’t really hear your neighbors. You just have to be... mindful for the complex kids that run and play in the parking lot. I’ve had no issues with maintenance aside from waiting to get my AC fixed. I do believe that they needed a different game plan for spring cleaning so they didn’t run into being backlogged. I’ll write my experience a solid seven out of 10.

New management, do not recommend!

I've been a resident of this place for over two years. I liked being here so much that I decided to renew my lease for the second time. However, since JCM Living took ownership, there has been bad management. In this April, I extended my lease, and as of the new lease date, I bought rental insurance. First they delayed all communications and portal updates about insurance validation, and now they are imposing fines on my account despite the fact that I had given proof of insurance starting from... the lease date. They also don't respond to emails. The lease management team is completely unhelpful and just serves as a liaison between residents and JCM Living.
