I am extremely frustrated with Gables. When we moved in, they had a system for mail deliveries where a key would be left in our mailbox to tell us if we received a package and then we could go pick it up. We got a new building manager who did not seem to receive a briefing on how mail worked in the building and she has been creating chaos ever since by reinventing the wheel on tracking package delivery. The latest update is that the building is now requiring residents to pay $30 a month for an... external service just to receive packages delivered to us at our own address. Ridiculous! This is on top of already above-market rent, an amenity fee, and all utilities.

Do not move to Gables Dupont in DC. They have horrible water issues and constantly turn off your water with no notice. They refuse to give us any help on rent(even though it is unlivable) and in fact want to raise our rent despite the fact we have zero water for multiple days in a row and have to leave the apt to shower/use the bathroom, ect.

Excellent location. Convenient to public transportation & easy walk to Dupont, Adam’s Morgan, Logan Circle, 14th & U. Clean building. Friendly & helpful concierge staff during the week. You’re paying a premium for location. Apartment interiors & fixtures could be updated. Amenities are average.

Location is close to multiple train & bus lines. Easy walk to Logan Circle, U Street, Shaw, Downtown, West End. Weekday concierge staff is excellent. Manager is communicative; housekeeping & maintenance are responsive. Apartments are spacious . Two stars off due to ongoing issue with water system in building, which requires unscheduled monthly water shut-offs for maintenance. Usually given 2 days advance notice, unless an emergency water leak has happened in one of the apartments. Rent is too... high for this issue to continue happening.
