The Florian

Please do not move into this place. The management of the Florian is inept and ineffective.

My daughter is on the ninth floor. She has neighbors who make noise through the night and during the wee hours of the morning. She reported it to building management. The noise still continues.

In fact, at or around 4 A.M. this morning (9/10/26), there was a lot of banging on the neighbors' door. Evidently, someone didn't have a key. This banging and yelling scared my daughter.

My daughter is a student... . She needs her rest.

Since she has made videos/recordings, we could justifiably break the lease without being penalized. We are considering that. It's either that, or the building needs to move my daughter to a comparable (but quieter) unit if we choose to keep her there. Read More

From the moment you walk in, the building feels modern, clean, and welcoming. The apartments themselves are super high end and the amenities are top tier. Location-wise it's hard to beat, convenient access to everything you need.

The building is overall poorly managed and many of the staff are inattentive, not responding to emails or not being available throughout the day at the concierge desk. Leasing staff is unknowledgeable and at times abuses their ability to contact residents for minor inconveniences that are a part of apartment living.

So I was one of the first people that moved into this building when it opened. I really enjoyed the amenities, and the building is in a convenient location. HOWEVER, they have not been vetting the people who have moved in here since it initially opened. Starting in March I noticed a mix of weed and cigarette smoke. Throughout the last 6 months I have complained, written emails, and placed multiple maintenance requests to address the issue and management has not done a single thing about this... problem. The smell will come through the ventilation ducts and will overwhelm any of these 500sq ft. apartments. It has been so bad that I had to leave my apartment for two hours just for it to air out. This is unacceptable and I am angry that this has not been resolved.

Ultimately, I have decided to move forward with a complaint to the DC AG's office to resolve the matter. Read More
