Even though they say it’s a gated community with concierge and key fobs, don’t be fooled as there is no security here for resident safety.

I have lived here two months and a half. Please do yourself a favor and DO NOT RENT HERE!!! There are multiple rental communities in the area that are prettier, same prices or better And more importantly, you will be treated like your home! They have not fixed the move-in items I noticed on my walkthrough, I am waiting for a water filter!!!!! The most simple thing, a water filter! And it’s been since 05/23/2022. Also the fan in my bedroom doesn’t work, it has not been fixed. But more importantly... , they claim they do not have dog aggressive breeds in the building, NOT TRUE!!! My dog was attacked (literally) by an unleashed and no collar Australian Cattle Dog that was hanging out by the pool cavanas. They do not enforcer their own rules, they have given every possible excuse to not release the videos from the camera recording and they have made absolutely no effort to locate where this dog leaves in the property. They have pictures of all dogs (or at least are supposed to have) and no effort to work with police nor animal control nor me to identify the unit number of these negligent people. My arm is all bruised and hurst like crazy. Next time it can be you, your dog or any of your child… they will do nothing to guarantee safety of residents … not to mention concierge… they are more worried about opening the door for deliveries than calling 911 when an emergency arise. Dirty dirty place, very low operating budget. Pet excrement all over the place. The building has many problems, management very slow to address problems. Falls very short of a luxury building. Please do some due diligence!!

The new property manager that come in (ZRS Management) is the worst property manager that you will come across. Dont get fooled by the appearance of the building - you will be dealing with bugs, a property manager that does not respond back to any of your emails or calls, and being ove-rbilled each month for utilities.

All of the 5 star reviews you see are from the previous property manager - do yourself a favor and speak to an existing resident before moving in.

Palmetto Promenade is an outstanding community to live in. The residents are friendly and welcoming. I highly recommend living here..you will not be disappointed. Carmella and Rosa are awesome!
