Uncomfortable living. Broke lease 3 months in

11 East Forsyth has a jail-like vibe. Opening windows is forbidden. In-unit HVAC is machinery factory-loud every single time it switches on and sometimes pushes out a sewage smell. Sound from outside carries. Garage gates almost never worked; elevator when it wanted to. Gym is good enough. Maintenance is quick; leasing, sometimes.
One cool thing—tenants often leave useful items out for others instead of trashing them. Few other issues made me choose to break lease after a few months—wasn’t... worth it.

Elevators constantly breaking

I have lived here for close to 3 years and in that time, one elevator has been inoperable for 2/3 of the time and the other one is constantly having issues (dropping floors, people getting stuck, etc.). Management takes forever to acknowledge these problems and waits till the last minute to have anything looked at. Also, the a/c systems are in dire need of replacement as well.

Just a few blocks away from EverBank Stadium /Jaguars, Baseball Field/Jax Suns, Armada Soccer, and The Veterans Memorial Arena. Just 30 minutes away from the Beach, and the Riverfront is beautiful,and right out your front door! The Jax Landing, and Jacksonville Symphony , and the Historic Florida... Theatre ! Walk, ride/ The Water Taxi, the JTA,and the Skyway Express,they can get you to all the events downtown, including the famous Jazz Festival! And did i mention The Jax Zoo? 11E is an exciting, modern,safe, well maintained place to live! The Leasing Staff is proficient, professional, friendly, and truly passionate about finding the perfect apartment home for you! Maintenance staff handles you request asap! Come downtown, experience high-rise living, you'll wonder why it took you so long to work, play and experience downtown living!
