Old and Outdated
The apartments are old, need new kitchens, baths, and modern updates. Appliances are 20 years old, carpets are worn, outdated beige color. They do cheap repairs, provide $10 light fixtures, and rarely replace anything. Electric breaker panel is in one of the bedrooms instead of the laundry room or hallway. They make it impossible to get your apt painted per the lease agreement, by requiring all furnishing be removed. Residents cover their windows with plastic or car windshield reflectors to... keep the heat out. You can feel the heat through the walls. Meanwhile, they raise the rent by hundreds of dollars every year and give you less and less. It's pure greed. But they'll spend thousands of dollars for the leasing office. People are constantly moving out and many vacant apartments.

Please call, stop in the office, or send me an email and I will gladly see what we can do to update the interior of your unit (carpet replacement, new appliances, etc.). We have begun updating units as... tenants move out; if you would like to take a look at the projects we are working on, please let me know and I am more than happy to show you and discuss transfer options.
During our recent budget season, one of the things we pushed for was the funds to be able to start projects like these inside units, as well as to update the landscaping around the property. We are working hard to bring our residents both the interior and exterior updates needed!
Every year your rent increase is negotiable to a degree, but our renewal offers are based on several factors like the market and operating costs. In the past few years rent did increase across the state due to a number of factors, but the market is settling and our prices do reflect that. We still are proud to say our price per square footage is one of the lowest in the area, and I am happy to show you those numbers anytime.
We did have an increase of move outs recently due to a few factors, but many of those units have been rented, with three vacant units waiting for someone to make it their new home. Our occupancy rates have almost always been higher than the national average, and our vacancy rates are almost always lower than the national average. We believe we have a valuable product to offer, with a highly rated management company and maintenance/office staff.
