This property utilizes fake reviews, raffles, and gift cards to incentivize 5 star reviews. This is completely unethical and I will be reporting this. If you choose to live there, be warned, the cockroaches and amount of cars that get stolen from the parking lot might change your mind. Other than that it takes months to get any maintenance.

i love my home. My neighbors are good and quiet. The office and maintenance are friendly and attentive. They listen and assist quickly. I love the new package lockers. The old management didn't care about us or our packages. But the new management spoke up for us.

The new team that is in place, is working so hard to make Canyon Park one of Tallahassee's top communities. The number of amenities at the property is fantastic. My favorite is the disc golf.

I am deeply disappointed with my experience dealing with the management at Canyon Park Apartments. There was an issue though no fault of mine, I was met with dismissiveness and unhelpful responses. Rather than genuinely listening and offering a solution, they repeatedly dismissed my concerns, even going so far as to provide false information directly to my face. This lack of transparency and disregard for resident concerns is unacceptable. I cannot, in good conscience, recommend this property... under its current management.

Do NOT rent here!
If I could put no stars I would.
I repeat do NOT rent here. Rent is okay and it may look nice but this is an Absolutely horrible place to live. Gate constantly broken and not working. Office staff and complex management is an absolute joke. They never return calls/emails, or if they do answer, you won’t get any help and they give you “nonanswers.”
Mail/package room is NOT secure. Packages constantly stolen.
Maintenance is virtually non existent, so you’ll be paying for things... out of pocket or going months without having things fixed. When the maintenance does show up, they walk in without knocking. No call, no text, nothing, to let you know they’ll be stopping by. There has been sewage damage, and I’m talking about NASTY. Black mold they tried covering up with paint, etc.
They’ll also claim you “are a problem” when you are trying to get water bills fixed because you (and your neighbors) are getting charged over $3k+ which is nearly impossible water usage in just a few months, then give you a 24hour eviction notice because you are wanting said problem taken care of but they won’t fix their pipes or plumbing.
I will say it one last time…DO NOT RENT HERE!!!
