Poor Sound Insulation

I lived here 2025-2026. While the building has some positives, the poor sound insulation between apartments was a major issue and ultimately why I would never live here again.

During warmer weather months, I had my personal fan running almost constantly, which helped mask a lot of the noise. Once the weather cooled down and I wasn't using the fan anymore, I realized just how poor the sound insulation there actually was.

I could hear my neighbors' regular conversations, phone calls, music, and...
bedroom activities with surprising clarity—sometimes clearly enough to follow what was being said. I regularly heard loud music late at night, including several occasions where music was blasted between 11 p.m. and 4 a.m., waking me up. I contacted the front desk multiple times. The first time, because the music had stopped before someone responded, I was essentially told there was nothing they could do. Later complaints were handled more promptly, but the lack of soundproofing meant the problem never really went away.

When I had a friend over, they were shocked at how clearly we could hear my neighbors.

If you work from home, spend a lot of time in your apartment, or are a light sleeper, this is something to keep in mind. I learned far more about my neighbors' daily lives than I ever wanted to simply because the walls carried so much sound. Privacy and quiet were not what I expected, and it made living here much less enjoyable. I was counting down the days until my lease ended.

Charged $300 for wear and tear. No invoice. No description of damage. Collections threatened from day one.

If you are considering living here, read this first.

I was charged $300 for two blinds upon move-out, described as "custom-made" and damaged beyond normal wear and tear. I have attached the photos they provided as "evidence". You can judge for yourself whether this justifies full replacement.

Over multiple email exchanges, management could not describe the specific damage in writing, could not provide documentation proving the blinds were custom, and when I requested an invoice, admitted they...
did not have one, meaning I was charged before the replacement was even completed or documented.

Draw your own conclusions about how this management company operates. And if you really have to live here, document everything before you move out, photograph every inch of your unit, and know your rights under the Chicago RLTO before signing anything here.

p/s: What makes this worse is that none of this came after any prior notice or conversation. Their very first communication after my move-out immediately threatened collections and credit bureau reporting if I did not pay within 30 days. Whether this is intentional or simply a failure in their notification system, I don't know. Either way, tenants are blindsided with a payment deadline and a collections threat before they even know a balance exists.

guidelines for damages that exceed normal wear and tear at the time notice is provided. The blinds referenced are custom-sized to accommodate the floor-to-ceiling windows in the apartment home, and the amount charged reflected depreciation rather than the full replacement cost.

Our post move-out notices contain standard language regarding outstanding balances, collections procedures, and reporting requirements so residents have all relevant information available and can make informed decisions. We believe in being transparent throughout the process, and this information is sent consistently to all residents as part of our standard move-out communication. These notices are intended to provide important account information and updates.

This is cozy and walkable to job and best thing I did this in whole year. The concierge and staff here are always so kind and friendly. It always clean and well maintained. We like living here and many more years to come. Although our dog run needs little bit of cleaning
