The apartment it's self wasn't bad. The whole thing started off fine. Then things started to turn after a month or so of living there.
The communication with the company was the worst part. You never knew when they were coming to take care of things when requests were made. They made promises about fixing items like my balcony or light outside of the building that kept flickering (possibly seizure inducing) that never took place.
To be frank at one point they did try to talk into my apartment... completely unannounced without any prior notification. While it was to look at said balcony, they were just going to come into my apartment (without any notice) whether I was there or not.
Parking at the complex is horrid. There is never enough parking and you feel as though you are fighting your neighbors to even be able to park somewhere. And when it gets to the point there is no more parking, you sometimes get blocked in and unable to move your car without potentially hitting another.
Communication after you leave is poor and they are straight forward with the charges or deposit you receive post moving and why they are what they are.

I lived here prior to Cushman and Wakefield's takeover. Then - the rates were great, work orders got taken care of, things were communicated to us, the place was taken care of.
Now- no work orders get fixed, prices are absolutely outrageous for the skimpy amenities and outdated apartments, they don't communicate about much and if they do it is about half an hour ahead of when the important thing is happening (example office closing early to let workers have time off on a holiday should have been... told to us sooner than half an hour before employees left), the "upgrades" being made are dumb and not things that the tenants want, and the main building is always gross now either filled with dirt or dead bugs - i know its summer and bugs are all about but I haven't seen anyone in to clean the building in a long time whereas with the old owners, the building was clean

Great place to live. Love living at Orchard Park. We have an awesome office and maintenance staff. When and if I have any questions or problems they are quick to handle them.
