The Fairways at Derby

We loved our location here at the Fairways however our experiences with the management staff were horrible. Our rent rate increased in the year that we lived here and our contract guidelines were violated on more than one occasion due to "corporate changes". During our attempt to communicate with management about the violations, we were hurried off the phone by the manager and were told that she would not do anything for us. Not only was she unwilling to treat us as though we were actual people,... she further claimed that the contract we signed wasn't exactly company policy and therefore void; even though it was their contract. Please be aware that while this is a wonderful location, the strings that accompany are not worth it. There are hidden fees and it seems as though management and corporate will go to great lengths in make sure that they make money however and whenever possible. Location is great, Derby is a nice, clean suburb very close to McConnell AFB, but Fairways Apts are overpriced (about 20% higher than greater Wichita), and poorly constructed.

- A/C broke down every summer
- Walls between units are paper thin
- No covered parking
- Rent hikes every year

Maintenance staff works hard and gets results, but management is arrogant and uncooperative. Also, don't be deceived by low deposit, they'll nail you hard on the way out, they hit me for $600 in cleaning fees.

Fairways is known for nickel and diming residents.Management will charge you out of your deposit even if your apartment is spotless with absolutely no damage. $45 for painting, $45 for cleaning, $45 other maintenance fees, $15 paint drip pans ect.... got $70 back of $250 deposit for an apartment with no damage. Amenities were nice, but very rude staff and management (to a resident who always follows the rules and has never had any complaints). Every year they up the rent as well (but don't worry... they send you a $1 water bottle with some mints in it to make up for the up-charge). Would not recommend giving your money to these people! The apartments themselves are great and we really enjoyed living there... except for the staff. Management was terrible from beginning to end, being rude, unhelpful and just plain shady. They tried to rip us off more than once. As nice as these apartments are I would never go back.

I have been living in a 2BR/2BA west-facing apartment overlooking the golf course and I love it! We have a beautiful view from our balcony every evening. Each bedroom is attached to its own bathroom so it's perfect for roommates. Leasing staff and maintenance is friendly and prompt, very well managed complex. If neighbors are too loud, Angela (the property manager) will personally investigate and take action. It is my understanding that each unit is equipped with a washer/dryer which was a huge... selling point for me. The gym is limited, but as a resident at The Fairways you will also have access to The Greens' gym which has a better variety of machines and weights. The Greens also have a hot tub and sauna that you will have access to. I love the free golf on the large, well-maintained course! If I have one complaint, the apartments are close to the air force base and some days you'll hear planes taking off and landing frequently, which is loud. However, location is not something I can have an issue with. You're a short walk from a booming expansion of restaurants, stores, banks, and clinics.
