Colts Run has been a great place to live.

I’ve been here since mid-2022, and from my first visit I felt welcome. Savannah, then a leasing agent, now the complex manager, greeted me with a smile, answered all my questions directly, and was genuinely kind. I was going through a tough time, and everyone at Colts Run was patient, helpful, and kind. They made the process stress-free, which I appreciated. The office staff is friendly and approachable. Whenever I’ve had a question or concern, they’ve always listened and never dismissed me.... I’ve seen them treat other residents with the same care and respect.
Before moving here, I looked at many apartments around Lexington. Regarding cleanliness: Some places had walkways and stairs covered in months of leaves and trash, but Colts Run is always well kept. The grounds are clean, green areas maintained, and common areas presentable. The dumpsters are convenient and discreet. Unlike some complexes with one overflowing dumpster, Colts Run has multiple dumpsters and recycling stations, and trash is picked up regularly. Maintenance has been great. Every request is handled quickly and professionally. In January 2026, my heat went out on a Friday morning. They came right away, provided space heaters for the weekend, and fixed the heat Monday morning. That responsiveness really matters. Noise is minimal. I don’t hear TVs, voices, music, or appliances from neighbors. Aside from occasional steps upstairs, it’s very quiet—unlike many other places I toured with paper-thin walls. I love the apartment layouts and design. Big windows let in plenty of light, 9-foot ceilings make the space feel open, and ceiling fans are easy to use from the wall switch. My apartment was clean and move-in ready. About apartment care: Some issues, like mold, can be caused by building structure or ventilation, but everyday habits matter. Like any home, if the person living there doesn’t care for it daily, problems can happen. I’ve lived here for years and haven’t had mold issues, thanks to good maintenance and sensible basic care on my part. Other features I enjoy: the complex has reasonable standards for exteriors and balconies, so there are no broken blinds, makeshift curtains, or cluttered balconies; extremely quiet dishwashers with double sprayers, rare two- and three-bedroom units with two-car attached garages, two-story buildings that feel open, gas appliances (great during power outages), and a fireplace!

Overall, I’m very happy living at Colts Run and would recommend it to anyone.

Corporate Crap - No support

Colts Run (Bayshore Properties) are owned by an out of state corporation and the staff on site are complicit and powerless to fight the corporate BS in getting things handled. My apartment had mold and needed repairs that caused over $15,000 in damages to my personal items. After nearly a year of maintenance requests, involving Code Enforcement, writing emails and letters to corporate and talking to the manager Savannah directly multiple times, I was told “do what you need to do”. After 9... months of hell, I was let out of my lease in an email by someone I have never spoken to with 30 days to move, no rent back and no remediation for my damages. The lease is over 100 pages long with a nasty arbitration clause. Tenants Beware.

Good property, if you like the heat

Over the years I've lived here the property has generally been acceptable. Hope you like boiling though, maintenance insists an 83-degree apartment is normal and refuses to help. Expect your electric bill to skyrocket as well due to the terrible ac units and lack of insulation.

Highly NOT recommended

Very disappointing experience and extreme dissatisfaction. Highly NOT recommended.

It started when we moved in. We had to struggle with Mice for at least two months. We had to buy mouse traps ourselves (caught myself two dozen of them, almost everyday). The service was so poor that we sometimes had to wait for a week until someone will come. The apartments are old... one night we woke up at the sound of water leaking from the ceiling flooding our apartment and damaging our furniture. Our...
neighbor had to call the fire department because they were not answering the call and only came after three hours. When we desperately needed to extend the lease for only two months before we leave Kentucky, they charged us double the rate (paying two months rent each month) and we really regretted that because they sent us another bill for damages (more than a month rent). What really pissed me off is that when I mistakenly paid at the beginning of the month extra one month rent (through autopay system) and asked them to return it, they said we cannot do that it would be credited for the next month.
In summary poor service and management. Avoid at all costs.

I LOVE THIS STAFF!!

Most helpful staff I’ve encountered! One of the ladies in the front office gave me a run down of everything and walked me through every step of the application process. The complex is extremely clean and my neighbors seem nice so far!
