Orchard Meadows Apartment Homes

I am a former resident of Orchard Meadows Apartment Homes in Ellicott City. After moving out, I was charged for drywall repair that I believe was ordinary wear and tear. I requested documentation and itemized repair costs, but the issue was never properly resolved.

Because the disputed balance involved a collection agency, I paid it under protest to avoid any risk to my credit while I was buying a home. That payment was not an admission that the charge was valid.

I also had the photos reviewed... by someone with drywall/contracting experience, and I was advised that the damage did not justify the amount charged. I later requested a refund of my deposit and the disputed payment, but I have not received a meaningful response.

Future residents should be very careful at move-out: take photos and videos, keep all emails, request a written inspection, and ask for itemized invoices for any charges. This was a very disappointing experience.

Nice property. Pretty quiet. Convenient location. Good size rooms. Common areas are kept pretty clean. Plenty of parking. Water pressure is not good.

From the moment I visited Morgan Properties for an apartment it was an amazing experience. The property was beautiful, clean, and I felt comfortable and relaxing.

I love our new apartment home! What a peaceful experience from initialing touring with Sienna to moving into our new home! It is quiet. Smoke free property. The lease has everything covered where I had my hard no’s and I was so thankful that Morgan Properties put all the thought into such a detailed lease. The lease is excellent. We are tucked away and I don’t hear any road traffic at all. I see the most beautiful sunrises and sun shining in my home and off our balcony. Our community property... is well kept and is safe. I love that my family can access the fitness center 24 hours of the day, so they go at their convenience and enjoy working out with all the great equipment. There’s sidewalks throughout the community. You can experience nature and songbirds singing in peace. Our community has a pool. There’s a fire pit, grill, and foosball table. I have lived here 3 months now. It’s a decent apartment! Very quiet and the halls are kept clean. Despite this being a smoke-free apartment,I have noticed a couple residents smoking. The management doesn’t do anything about it other than send out reminder emails that it’s a “smoke-free community” every week. Also, our apartment was dirty when we moved in so that was a bummer.
