I lived at Riverwalk Apartment Homes in Denver, NC for approximately 8 years and overall had a positive experience during my tenancy. The property is well maintained, and I never had any major issues while living there.

My only significant concern was the lease termination process. When I needed to move out early, I was initially presented with a demand for over $12,000 without much explanation of how re-leasing the apartment would affect the final balance. The apartment was ultimately... re-leased, and the balance was adjusted significantly to reflect only the vacancy period, which I appreciated and felt was fair.

That said, the communication and handling of the process created a considerable amount of unnecessary stress and uncertainty, especially after being a long-term tenant in good standing. Clearer upfront communication about how early termination balances are calculated and adjusted would have made the experience much better.

We moved into these apartments in Spring of 2021. At the time we paid an application fee, a $300 pet fee and $25 a month for the privilege to have a pet. The monthly rent for an 800 sq ft apartment was approximately $200 more a month than I am paying for a 4000 sq foot home. After moving out, I received a final invoice where they charged me $832 to replace carpet and padding due to a couple of places that had urine stains. When I called to dispute and ask why the $300 pet fee and $25... recurring monthly fee did not apply towards the cost of carpet and carpet pad replacement, they said those were "privilege fees" to have a pet. This was the only apartment complex in the area at the time. I already felt the cost for the 800 sq ft was ridiculous, but this cost took it over the top. Additionally, they did not maintain the grounds outside, they never followed through with power washing, etc. I feel it is a fair requests for them to negotiate cost for carpet pad and carpet replacement. Take the $300 + $25/month pet fee for 7 months ($175) and apply towards cost of carpet. They are a monopoly and are nickel and diming because they can. Read More

I've lived at Riverwalk for several years. The complex is undergoing a major construction project to add additional units. This work has transformed what was a quiet and peaceful complex into a noisy and filthy construction zone. Parts of the complex are closed off. Water and electricity can be shut off without notice. And it's no longer a safe place for kids and pets because there's no place for them to play or walk safely. And forget about trying to sleep in on the weekends. Construction... starts at 6:00 a.m. and can also extend into late nights on weekdays. Management could care less about how tenants are being inconvenienced. They started the project with little notice about what was coming. Shame on them for starting a major construction project without considering the impact. Avoid this place at all costs. Read More

Do NOT lease these apartments unless you are prepared to pay at least $2,500 in penalty upon moving!!!! We leased a one-bedroom 700 Sq Ft unit (only 2 rooms carpeted) and they are attempting to charge us $1,400 to replace carpet in which we were the 4th tenants using! They also charge for "standard" clean up and paint. When we leased the apartment, they did NOT paint nor clean the previously stained carpet but are attempting to charge us for management upgrades. Apparently, they are trying... to upgrade the unit to hard flooring and are requiring previous tenants pay for it. Beware....do NOT fall for their scam!!!!!
