Avenue 204

I spent 12 months at Avenue 204, and unfortunately, I cannot recommend this complex. The most frustrating part of living here is that residents are charged a mandatory monthly community fee for amenities that are either broken, empty, or completely neglected. We are paying directly for services we don't receive.
Management makes a lot of promises during the move-in process, but follow-through is essentially non-existent, and getting maintenance to address issues is an uphill battle.
Here are the... main reasons for my one-star review:
    •    The Broken Washing Machine: When we moved in, the provided washing machine was barely functional. Water only dripped in to fill it, and the spin cycle was so violently off-balance that the machine would physically move around the closet, banging loudly against the dryer. It took months of constant maintenance requests and reporting before they finally replaced it.
    •    Balcony Issues & Broken Promises: Upon move-in, management explicitly promised they would remove existing pigeon nests from our balcony. It never happened. Instead, we watched an entire generation of pigeons be born and raised on our balcony, which naturally led to them returning to raise their families. Past tenants had also left a string of lights hanging high up that we couldn't reach; management promised to remove these as well, but they sat there for the entire duration of our lease.
    •    Unreliable Clubhouse Amenities: The clubhouse coffee machine—which is touted as a premium amenity we pay for—was frequently out of ingredients or completely broken.
    •    Pool Issues: The pool was constantly closed for reasons ranging from chemical imbalances to vandalism. The heater was also either broken or never turned on, leaving the water freezing cold during the early and late parts of the season. When the pool was actually open, guest rules were never enforced, frequently turning what should have been a relaxing area into a loud, raucous environment.
If you enjoy paying a mandatory monthly fee for amenities you can rarely use and having your maintenance requests ignored, this place is for you. Otherwise, save your money and look elsewhere in Gretna. Read More

The biggest issue was persistent noise from an upstairs neighbor. Over many months, I submitted numerous complaints and written documentation regarding the disturbance. Rather than effectively addressing the problem, management's primary solution was to suggest that I move to another unit.

Maintenance was another ongoing frustration. Several issues identified when I moved in were never fully resolved. I submitted maintenance requests and was repeatedly told that the work had been assigned, yet... some items remained unaddressed for months or were never completed at all.

The "resort-style heated pool" has also been disappointing. Last summer, it was often unclear whether the pool would be usable due to chemical imbalances, closures, and cleanliness concerns. We hoped this season would be better, but the pool has already been closed for chemical issues, and the water is frequently cloudy or discolored. Residents were also informed that the property was operating without a full-time maintenance person and would only be responding to urgent maintenance requests.

While the location may work for some residents, the combination of unresolved maintenance issues, inadequate response to resident concerns, and ongoing problems with amenities has led us to decide not to renew our lease. We will be moving to another community when our lease expires next month.
