Van Buren Village

So many people feed the feral cats, which attract many skunks. Racoons and squirrels as well but so many skunks are out, you can not leave your place after dark, you will encounter one. They are also out during the day Management does not care, they ask people to not feed the feral cats but do not enforce it at all. They will however spontaneously enforce random parking violations that have not been enforced in the past, calling the police to write tickets to their own residents with no warning.... I've lived here almost a year now and I really love it. The apartments are spacious and bright, and I love the amount of storage (four closets for a 1BR and a storage cage in the basement!). The property is quiet, and all the trees and green spaces make it very pleasant. In good weather, I see lots of kids playing outside all day, every day, and there's even an ice cream truck that drives through. Don’t suggested living here. Moved in in November and have been complaing of my master bedroom/closet smelling like cat urine. They come out to do the bare minimum to try and correct the problem which doesn’t work. Email them back stating it still smells like cat pee with no response. On top of them previously cancelling a work order in regards to it. Because they didn’t want to deal with it. Then on a Sunday my kitchen sink is Clogged and not draining but they won’t come fix it. They suggested... that I just clean my BABY bottles in the basement sink that’s absolutely disgusting and old. Maintenance is a joke. There answer to most repairs is to just add caulking. Replaces the baseboards in the closet. Then add 2 inches of caulk so you don’t have to replace the floor. Read More

I have been living at Van Buren for a year and a half. I only have positive things to say.
Location is excellent. Close to downtown Dayton, easy access to HW. The townhouses are well kept, with maintenance responding to every need I have had. The grounds keeper keeps the property nice and enjoyable to walk!

The property manager and excellent staff are the nicest people and I have only had wonder experiences with them. 10/10 recommend.

Overall opinion:
Not worth the money. Units are overpriced for what they are - the buildings and living spaces are definitely showing their age and are not well maintained. Front office staff has been rude and unhelpful on multiple occasions, when we have called in about issues at our unit. Maintenance does not do quality work and service-requests are not adequately addressed (and issues are often never fixed).

Examples:
1) The smell of marijuana from a neighboring unit we share a wall with... constantly floods our own living space and is unbearable - this was reported to the front office; however, they were not willing to do anything to remedy the situation. We continue to have to deal with that overwhelming smell in our own home, and our family/friends comment on the smell when visiting.

2) Maintenance makes excuses for why work cannot be completed, or an issue cannot be fixed. One example is that our unit constantly blows a breaker when more than one outlet upstairs is being used - the response from Maintenance was essentially that they would be unable to fix this and we would have to deal with it, because the equipment in the unit is so old they would be unable to get parts. To this day, the issue continues, and we just try and work around it.

3) The appliances (refrigerator and gas stove) that came with the unit are old and in rough shape as well - the worst possibly being the gas stove, which is scratched up and has a few rusty areas/tiny holes. Every time we cook with the oven, it also sets off the smoke/gas detector alarm. We have had Maintenance out to look at everything, but it continues to be an issue and concern.

4) There are always stray pieces of trash from other neighboring units littering the grounds behind the building, where the rear entrances to the units are. We frequently have to pick up trash that has ended up near our doorstep. Read More
