Horrible.
Avoid Morgan Properties at all costs — especially Palmer House Apartment Homes.
For four months straight, we were subjected to relentless, excessive noise from our upstairs neighbor. This wasn’t normal apartment noise — it was a powerful subwoofer speaker played at extreme volumes that shook our entire apartment, causing walls, floors, and furniture to vibrate. We were repeatedly jolted awake between 5–6 a.m., countless times, by bass so loud it felt like it was inside our unit.
This happened... daily. Not occasionally. Not sometimes. Every single day.
The impact of this on our sleep, mental health, and physical health has been severe. Being repeatedly woken up during quiet hours led to chronic sleep deprivation, heightened stress, anxiety, and exhaustion. Living in a constant state of anticipation—never knowing when the next blast of bass would shake our apartment—took a serious toll on our mental well-being. Physically, the lack of rest and ongoing stress left us drained, unfocused, and unwell. No one should experience this level of disruption in what is supposed to be their home.
We reported the issue over and over to the leasing office. Morgan Properties continuously assured us they were “working on a solution” and even admitted the severity by telling us the resident had been given a 30-day notice to correct the behavior or face eviction. For the first time in months, we thought something would finally be done — only for management to completely backpedal on that decision within hours. Since then, nothing has changed.
To this day, the noise continues during quiet hours, with constant bass, thudding, and banging that makes our apartment physically shake. We both work from home, and for months we have been unable to perform our jobs properly because our unit is literally vibrating from a subwoofer above us. Trying to work, sleep, or live in these conditions is impossible.
Instead of enforcing their own lease policies or protecting residents’ right to a livable home, Morgan Properties’ “solution” was to make us move out — and unbelievably, they are still requiring US to pay to leave, despite their complete failure to resolve a problem they fully acknowledged existed.
This is not the first issue we’ve experienced at this complex, but it is by far the most egregious example of negligence, dishonesty, and lack of accountability. Morgan Properties has shown they are unwilling to protect their tenants or follow through on their own promises.

We regret that despite reporting this issue multiple times and receiving assurances that action would be taken, the situation has not improved to the extent required for a peaceful living environment.
