85 dollar fee to have a lock, a thermostat, and worse Internet than I was already getting, mandatory fee, the lock to the apartment is apparently not included in rent

I had a great experience with the team at Villas at Bailey Ranch. From the beginning, the staff was welcoming, professional, and very easy to work with.

This is the WORST apartment complex you could choose to move into. First of all, it’s poorly built- the walls are paper thin, the floors creak to the point where you’re afraid you’ll fall through to the next level, the bathtubs and sinks are painted to hide rust stains (ours were peeling and paint flakes were clogging the drains!) and the neighbors, don’t get me started. The neighbors are HORRIBLE!! They are loud, disrespectful, up at all hours of the night. Since the walls are so thin you can... hear EVERYTHING. If you want to live in peace and quiet and actually get some sleep, this is NOT the place for you. We went in and talked to April, she took the time to show us the apartments and was very informative. We were given a paper that showed the rent quote provided expired in 48 hours.

They charged us $250 at time of application, 50 pp for the application fee and $150 for the deposit. The Snappt app (which April admitted multiple people have issues with) would only accept a specific file type for our paystubs, so we weren’t able to upload them right away.

As we were trying to figure out how to get... the correct file type that the app (Snappt) wanted, we realized the app would also not let us submit one of our bank statements. We called and left a voicemail with Villas at Bailey Ranch that the Snappt app would not accept our documents. No one called me back and told us what to do. I was disappointed and assumed we didn’t get the apartment, that it all had been a waste of time and they would send us our deposit fee back.

Well, I should have called and specifically asked for the $150 deposit back within 48 hours because a week later, April calls and tells me if we don’t have the paystubs uploaded by tomorrow, we will lose our $150. Come to find out, if all documents are not uploaded within 48 hours on the Snappt app, they have the right to keep your $150 deposit.

Villas at Bailey Ranch would not refund the deposit on the apartment we never set foot in even after explaining the situation. April did offer to have me email her the paystubs, but I told her no, as I am disappointed because I have higher expectations for communication. Do better! Read More

After moving to Owasso in December, my husband and I leased a one bedroom apartment for three months at The Villas at Bailey Ranch, while we looked for a house to buy. I was impressed at how quiet the complex was, even though it is big. As a shift worker, that was very important.

I can't say enough good things about the staff. Whenever I had a question, they were right on it. And if there was a maintenance issue, Jeremy the head of maintenance was right there to fix it. The online portal... made it easy to pay our rent, and the app was great for reserving gym time and keeping us posted as to things going on around the complex.

We enjoyed our stay and would definitely recommend the Villas at Bailey Ranch to anyone looking for a short term or long term lease. Read More
