Not exactly luxury living
I’ve lived here for almost two years now. While the apartment itself isn’t terrible, there are many ongoing issues that make living here miserable.
The biggest problem is the constant noise. I hear loud trucks, motorcycles, and traffic all day and night. I can’t even open my bedroom window without it being too loud to sleep. Inside, the noise is just as bad. Kids running and playing loudly in the halls, extremely loud thumping on the floor above me, and strong marijuana smoke coming through the... vents from the unit below, stinking up my entire apartment.
Common areas have problems too. Packages frequently get stolen or opened in the package room, and uncollected perishable deliveries often sit and rot creating a horrible smell before someone finally throws them away. The parking situation is chaotic, especially at night. Kids leave trash everywhere in the common areas and trash collection service is not consistent.
The fitness center only has three treadmills, which are almost always taken. In my unit, there’s never enough hot water for a normal shower, the washer, dryer, and dishwasher are old and don’t clean properly, the water sometimes smells odd, and toilets flush poorly. The bathtub creaks loudly when standing in it, the drains are very slow, the bathroom sinks are poorly installed, and the kitchen does not have enough outlets for small appliances.
The living room layout limits furniture placement, natural light is poor in most rooms, and the front doors are very drafty. The pool is overrun with kids, so I never use it. The dog park is extremely tiny and not ideal for larger dogs. There are an excessive amount of random maintenance inspections which are a huge inconvenience. Also, the traffic light out front of the apartments is excruciating long if you ever need to make a left onto 202. Be prepared to sit there forever every time you drive out of here.
Overall, the constant noise, parking headaches, and apartment problems inside and out make daily life here far more stressful than it should be for a “luxury apartment” at this price. That said however, this is still the best place you will find in this area. The others are way worse in comparison which is why I will continue to live here for now.

Property Manager at Arrive Chadds Ford responded to this review
Hi there,
We are so sorry to hear about the many frustrating issues you've experienced during your nearly two years with us at Arrive Chadds Ford. It's disheartening to read that what should be a comfortable living experience has been overshadowed... by ongoing concerns. We truly value your detailed feedback and want to acknowledge the specific challenges you've highlighted.
We understand how disruptive constant noise from traffic, trucks, and motorcycles can be, and we regret that this impacts your ability to rest and enjoy your home. The concerns you've raised about noise within the building, including hallway activity, upstairs thumping, and smoke infiltration, are also taken very seriously. We are actively looking into ways to address these internal noise and odor issues to improve the tranquility of your living space.
The problems you've described with the package room, including theft and the presence of spoiled deliveries, are unacceptable, and we are implementing stricter protocols and working with our delivery partners to prevent this from happening. We are also reviewing our trash collection procedures to ensure consistency and are addressing the issue of litter in common areas. The chaotic parking situation, especially at night, is a concern we are actively working to improve.
We're disappointed to hear about the limitations in the fitness center and the amenity. We're exploring options to enhance our fitness offerings. Regarding your in-unit concerns, the lack of hot water, appliance performance, unusual water smells, and plumbing issues are not up to our standards, and we want to investigate these specifically. The creaking bathtub, slow drains, and poorly installed fixtures are also noted and will be addressed. We're also making a note of the insufficient kitchen outlets.
We understand that the apartment layout and natural light limitations can affect the ambiance of your home. We're looking into solutions for drafty doors and are also aware of the feedback regarding the pool and dog park. We are reviewing our maintenance inspection schedule to minimize inconvenience. Finally, we acknowledge your comment about the traffic light and its impact on your commute.
Your feedback is incredibly important as it helps us identify areas where we need to improve. While we're glad to hear you feel Arrive Chadds Ford is still the best option in the area, we are committed to making your living experience more enjoyable and less stressful. Please reach out to us directly at arrivechaddsford@trinity-pm.com so we can discuss these issues in more detail and work towards finding solutions for your specific apartment and concerns.
