The Villas at Boone Ridge

I am not big on leaving reviews, but I felt that this was needed. For good reason! I recently relocated to Johnson city from upstate NY and let me just say, Brett and the villas at Boone ridge completely exceeded my expectations. Let me start with management. Brett has made this easily the best experience I’ve had so far with any townhouse/apartment community. After three months of back-and-forth, emails, questions and concerns, he always responded briefly and professionally. He has made this... one of the easiest move-in’s I have ever had especially since I was moving alone, over 900 miles away. The maintenance team seems great. The general upkeep of the property is fabulous, it’s clean, safe and quiet. Great amenities also. When I first walked into my unit, I didn’t know what to expect, but I can say, I was generally more than happy with what I walked into. The place was clean, didn’t smell like paint like most places upon move-in (no quick cover ups) and so fourth. Great location. Well-kept property. Quiet. The apartment is in excellent condition. The property management team and maintenance are responsive and helpful. A nice place to call home.

Block their email and phone number or mark it as spam. Save yourself the headache. They will email you all the time and threaten you in every interaction. If you could somehow figure out a way to live here without ever dealing or interacting with the leasing office then maybe you will enjoy it. But interacting with them is an absolute nightmare. Just live anywhere else and save yourself the stress.

Convenient location BUT terrible to work with. Poor management and administration. They do not care about tenants. The move out fees are ridiculous. Do not plan on getting any of your deposit back, no matter how well you maintain your unit. They will charge you for anything and everything that they can, including an “Administrative Fee” for $200. Annoying emails fly in constantly but they are too lazy to actually address anything they email all tenants about.

I have lived here a year and a half and have had very few problems. They are great about taking care of things. Very nice grounds and pool area.
