My 5- Year Perspective
After five years, my husband and I recently moved out. While the office staff was personally polite and the community events (food trucks, karaoke) were a nice touch, the final few years suffered from a steady decline in property management and a lack of rule enforcement.
The Major Breakdown: The Parking Nightmare. There is zero parking enforcement. Visitors and multi-car neighbors routinely took prime resident spots, and an abandoned vehicle sat outside our unit for a year. Management's... reporting system is tedious and non-anonymous, so violations went completely unchecked.
Safety Hazards: Reckless driving is rampant. Management promised speed bumps in 2024 but only delivered newsletter reminders. I was nearly hit while walking my dog, and a neighbor actually struck my parked car. When that same neighbor later made me feel unsafe, management told me they "hoped it would resolve itself."
Slipped Standards: The property now feels unmonitored. Trash in the lots, blocked sidewalks, dog waste, and heavy neighbor cigarette smoke ruined the outdoor experience. We also battled a persistent, property-wide roach problem despite pest treatments.
The Verdict: Port Royal looks good on paper, but leadership prioritizes throwing parties over resident safety and quality of life. It could be excellent, but only if management decides to step up and enforce their own rules.

Thank you for taking the time to share such detailed feedback about your experience over the years. We truly appreciate you being a longtime resident of our community, and we are glad to hear that you had positive interactions with our management and... maintenance teams throughout your stay. We understand your frustrations regarding parking availability, speeding concerns, and overall community upkeep. These are important matters, and we recognize how ongoing issues like these can impact daily comfort and convenience. While we do make efforts to monitor parking, communicate community policies, and address resident concerns as they arise, we understand that your experience did not reflect the level of consistency you expected and deserved. We also appreciate your comments regarding cleanliness, pet waste, smoking concerns, and pest control. Our team works with vendors and residents to help maintain the community standards, but we acknowledge there is always room for improvement, particularly as the community continues to grow and change over time. Community events are intended to help build a positive neighborhood atmosphere, but we understand your point that quality-of-life concerns must remain a priority alongside resident engagement efforts. Feedback like yours is valuable because it helps us evaluate where additional attention and resources may be needed. Thank you again for recognizing the potential of the community and for acknowledging the efforts of our onsite team. We genuinely appreciate your residency over the years and wish you and your husband all the best moving forward.
