Marquis at Treetops

I have unfortunately watched this complex become one of the worst I have ever lived in over the course of the last 6 months. I moved in November 2024 and for the first year had fairly minor issues that were handled relatively well. Then the start of 2026 comes and suddenly there is no useful management, no tenant consideration, just problem after problem and nothing being fixed. Want your car towed over a flat tire or registration? They hired a company to do that. Want to be displaced due to... faulty AC for 3 weeks in a heat wave, have to cover all of the rent as well as all of the additional costs of keeping a broken AC running and be told they refuse any concessions? They will happily do so. Want to have your eyes constantly blasted by brand new LEDs throughout the complex no one asked for? They'll install those without a care in the world. Want to have raccoons in the walls keeping you awake with fighting and screaming 24/7? They've got that. Want to only sometimes be able to access your packages and primarily be locked out of getting our own stuff? They'll make sure it happens. This apartment complex has a great location and a good maintenance team, but that's about all I have to say that's good.

The complex just decided to change all the exterior lights without warning anyone until it was already underway. The new LED lights are the COLDEST blue possible and are obnoxiously bright. The beautiful nature location this apartment had decent sky views at night. This is now drowned out by these nauseating lights. I wish I was exaggerating about how awful these lights are.... I didn't know lights could be this awful. I'm not even the only person who has taken to reviews to voice concern.

Please Marquis, please change these bulbs out for something warmer. You are detracting from the best trait of this location with these lights. Emailing every resident telling them to essentially get over it has honestly pushed me to write this. Read More

Some of the best customer service, was very polite throughout the whole call, answered all of my questions.

There is nothing luxury left about this place, the location is under construction for next 2 years. Lived here for 1.5 years. Will never lease from CWS again. While living here the trash compactor didn’t get fixed for 4 months; hot tub was down all winter, all of the grills were down for 4 months. Windows are 20+ years old, foggy and not easy to use. The final straw, they are replacing appliances with the cheapest, and I mean section 8 housing cheap appliances. I loved living at the Marquis at Treetops. We had a private and gorgeous view at our apartment. Our 3 bedroom apartment was big enough for me, my husband, my newborn, and two cats. The staff is friendly and the neighborhood is usually quiet and calm. Residents are usually families and young professionals. I liked to take walks through the adjoining neighborhood mostly because of the views. Before we left last week, management was doing general exterior upkeep such as changing bulbs in... streetlights, power washing patios and buildings, touching up chipped paint, etc. The apartment complex also takes an effort to make the Marquis feel like a community by providing activities throughout the month; past activities were gardening, cookouts, wine tasting, mimosa breakfast.

I would recommend this apartment complex. The only reason why we left was because we moved to a new city.
