Promesa 3 bedroom with garage has been my home for several years, as many other residents! Neighbors are considerate and friendly. Most importantly reliable, well experienced Maintenance Man- Jose! Always ready to jump on the unexpected situation, like AC issue or I lost my garage opener and must get in immediately! He’s friendly and maintains the cleanliness of community very well. The high school AND middle school cause a lot of traffic. Not many places to eat from, and no where to go to within walking distance.

Too many snakes around the property plus a lot of dog poop on grassy areas. Pipes WILL freeze during the winter so expect no water when it gets cold.

I'm a resident here and they towed my car. The reason they towed it was because there wasn't a permit sticker on it. The permit requirement was apparently a new policy they put in place and informed the residents only via email with the following titles:

3/27/18 - Spring Time at Promesa Apartments
2/23/18 - Community Update, Garage Sale, Spring Break
11/21/17 - Promesa Towing

I went in to the front office after receiving the email labeled "Promesa Towing" but was told they are in the process... of changing towing companies and the permit wasn't ready. I ended up having to get an hour ride to the towing company and pay $200 to get my car back.

Pros: 1) Nice/quiet area- very suburban. HEB/Walmart are like 5 minutes away also. 2) Complex itself is upscale- leasing office is first class, as is the exercise room and pool (although it's a bit small). 3) Apartment interiors are attractive. Every apartment except 1st floor units have wood flooring throughout, except for the bedroom which is carpet. First floor units have like smooth concrete slab flooring. Appliances are new/nice stainless steel, also granite countertops, washer/dryer 4)... Office is fairly responsive

Cons: 1) Maybe it's scrimping to save money because they spent a decent amount other places, or maybe it's the wood flooring also, but the ceilings are thin. I can hear the unit above me often simply walking around their apartment- not doing anything out of the ordinary, just walking. And it's louder than you'd think. It honestly gets pretty annoying. The good part is, with the AC on, or just the AC fan running combined with TV and stuff it basically disappears. But you shouldn't really have to resort to all that. If you get a top floor apartment this place would be sweet. It's still alright though. 2) Valet trash $25 extra a month, horrible idea. Sometimes the trash is picked up as late as midnight, and you have to see people's cans/bags outside their doors five days a week.

Overall it's solid if you can put up with some noise. I would especially recommend it if you can secure a top floor apartment. Read More
