Horrible Management

Be cautious before signing a lease here. Communication about repairs on property were slow if even existent. Office staff rarely had answers and if they did give one, it often turned out inaccurate or untrue. Upon leaving after issues with water leaks, roaches, and scorpions INSIDE the apartment, I was told my deposit would be returned only later to be told there was damage. I wasn't afforded the opportunity to join their inspection nor provided details on what the damage was. I was also charged... a cleaning fee even though I had the apartment professionally cleaned upon move out. When questioned, I was told it was in my lease. I read through what I had signed and there was no mention of a standard fee regardless of the condition nor was there any addendum that stated this fee. The property manager was completely unhelpful and provided inaccurate contact information when I asked for info regarding their corporate offices. I was able to locate them via an online search, however 4 months have passed and no response to my request to provide documentation for the charges. This complex, like many, are owned by an out of state entity that cannot be bothered. They are not affected by someone who is dissatisfied and would like answers. They already have the deposit money and know it would cost more to the tenant to fight it, so why would they even need to acknowledge these concerns.

Tire Thefts

Be careful living here. There has been frequent tire thefts even with it being gated. Management has done nothing to make it more secure for residents, so you're on your own to protect your vehicle. People easily get in the gate without needing the code.

Had a great experience

I lived at Signature Park for a year and had a wonderful experience. I lived in a one-bedroom on the third floor. Maintenance requests were always handled promptly. Plus, there are two small pools which are nice for sun-worshippers like me. Never felt crowded, my building had a lot of parking. Felt like a good mix of students/young professionals, families and retirees. When I was looking, they were the least expensive apartments in the Park Hudson area. Was easy to get to Bryan, where I worked,... via Boonville Road. Also, I liked the trails nearby. Would highly recommend! The only weird thing was the dumpster/trash. Only one large dumpster/trash compactor for the whole complex, right by my building. Kinda smelled. You could put your trash out twice a week in your building and someone could pick it up or you had to walk it to the dumpster, which could be a bit far depending on what building.

Signature Park Apartments

The location is perfect for graduate students or upperclassmen looking to avoid a party heavy atmosphere but still wanting a short drive to campus (~12 minutes). The staff is incredibly fast with maintenance requests, usually fixing any problem in 24 hours. I have had two maintenance submissions since I've lived there (over one year) and both were fixed the next day. Rent is reasonable but make sure you have a roommate. They do allow pets and you'll see a lot of dogs around, although there is a... separate deposit you need to pay for pets. The pools are both nice and kept clean. Garbage pickup is twice a week and you can always take it yourself to the dumpster. They really just do a good job of listening to any concerns from their tenants.

Great for the price

I have lived here for a little over two years and I love the area. Anytime I've had issues it gets resolved quickly. I love the valet trash service. Being a single mom I feel safe in the gated community. The only issue I've had is having tiny spiders all over the apartment, basically lining the ceilings, and I keep getting told there's nothing they can do about it. Other than that, I've had a great experience here.
