I rarely leave negative reviews, but prospective tenants deserve to know what my experience was like.

I lived at this property from August 2024 through June 2026. I paid my rent on time, yet the quality of the property and management steadily declined throughout my tenancy.

Maintenance issues were a constant problem. We dealt with leaking windows during rain, frosted windows during the winter, and repeated unsuccessful repairs to our bathroom, broken security gates that remained unrepaired for... long periods, overflowing trash around the compactor, dirty elevators, hallways that were no longer routinely maintained, and strong smoke and cannabis odors throughout the building. Maintenance requests were sometimes marked complete even though the issues had not actually been resolved.

Safety was another concern. We experienced an incident involving an older male resident repeatedly making inappropriate kissing gestures toward women and children, which made us feel uncomfortable, and there was another incident involving a teenager carrying a firearm through the hallway. We never felt management adequately communicated with residents regarding these concerns.

The biggest disappointment, however, was management itself. During my tenancy, there were multiple changes in ownership and property managers, and I frequently received conflicting information depending on who I spoke with. Getting a consistent answer about policies, fees, or lease terms was extremely difficult.

The move-out process was the final straw. Before moving, I contacted the office for guidance and received conflicting verbal instructions regarding the notice required for my month-to-month tenancy. After I vacated the apartment on June 26 and returned my keys on June 30, I was told I would be responsible for an amount equal to 85% of one month's rent because I had not provided 60 days' notice. Had management consistently communicated its requirements, I would have handled my move-out differently.

Long-term residents should not have to guess which manager is giving the correct information. Clear communication should be the standard, not the exception.

My advice to anyone considering this property is simple: get **every** instruction, promise, fee, and lease interpretation in writing. Do not rely on verbal conversations, and keep copies of all emails, maintenance requests, and correspondence.

We looked into a lot of apartments in the area and finally decided to move in here a couple of months ago due to the location. Our experience has been nothing but unacceptable and extremely disappointing. Don't be fooled by the looks or the model apartment. Heard they changed management a lot of times. Forget about the service, staff is extremely rude beyond a limit. You are treated like its a free service or a shelter. Requests or emails are hardly responded or taken care of. Maintenance is... non-existent in spite of charging extra for trash and amenities. Gym is a joke. Trash, burst pipes, loads of dust and dog poop all over the community. No communication ever on anything. Fire alarms go off at very frequently random time sometimes early morning or mid night for no reason.

A long list of rules, which is understandable but the community and the apartments are not of the any standards living for the rent. I guess a lot of tenants will soon move out as their leases are up and so will we. No point of complaining to the county too as it would not get back the effort and time we spend in moving in or out. Safety too has been a problem, so think before you decide. Definitely not a rant, but save your money or spend extra else where you will at the least have peace of mind. I love my new home! Staff is amazing and hands down has the best school district around!

I think that the apartment is nice given the location is in the middle of any of the surrounding cities and only takes twenty minutes to cities such as Frisco, Plano, Carrollton, The Colony, Little Elm, and Prosper.
It's also nice that they have valet trash at certain times and offer storage through garages and closets that you can rent out. They're also animal friendly in a way that they're cheaper than some of the other apartments I was looking at before.
But some of the issues I've... experienced with this apartment is that
1) despite the kind office ladies, they're never really available to help me when I need it. The office closes super early so I barely have time to go in person and I've never had an experience where they've picked up a phone call.
2) some of the units are facing another building so it receives barely any sunlight. During the winter when daylight is shorter, it can get super depressing and gloomy. You also probably have to spend a bit more in electric bills than other outside units.
3) as some of the other reviews have stated, there are just not enough parking spaces. Because of the war between residents for parking spaces, they've implemented a rule where basically no guests are allowed and if you have a garage, you can't park anywhere else despite the fact that the garage might be miles away from the nearest exit of your building. If you're a big entertainer who likes to bring friends over, this might not be the place for you. I've seen neighbors' friends and had experiences with my own friends whose cars were towed despite only dropping by to say hello.
Some small issues were that the gates are almost always broken (but sometimes can be convenient) which is an issue of safety and it used to smell so loud everywhere before it got a bit better.

There is a very specific and limited area for people to park (approximately 15 spaces) in the back of the complex. A friend of mine visited last weekend and when he went to park in the area all the spaces were full. He made the mistake of parking in a space right next to a visitor spot and his car was towed. He was only here for about 2 hours but it didn't make any difference. The cost to get his car back was $300

It should be noted that there were more than a dozen other empty spaces in the... area so no resident was inconvenienced by his being there. Also, it has been brought to the attention of the apartment manager that several of the visitor spaces are being used by people as long term parking. I have noted that several of them that have not move their vehicle in several weeks.

The apartment complex refuses to provide enough parking for visitors and allows what little their is to be taken by people who are clearly not visitors. I have suggest to people visiting me to park outside the complex on Mustang Parkway, but that area fills up quickly as well.

Apartment management needs to do a better job of handling the visitor parking problem. The first thing they can do is to not people use the area for long term parking. The second would be to designate more areas in the back of the complex as being for visitors.

I do not expect this issue to be resolved anytime soon as management is either unwilling or unable to deal with it. Read More
