New management is great

AWM management group has been a big upgrade from previous management. The ladies in the office are so nice and they actually respond to maintenance requests. Highly recommend

Don’t do it

This place is a setup. Within two minutes of me finally “moving in” to the apartment, there were roaches on the walls, in the cabinets, on the floor, mold in the vents and bathroom, and grime everywhere. I paid $2440 in move charges and I’m trying to get out of the lease 18 hours after the official move in date. I do not recommend this place at all. Please stay away

Please don't be fooled by the pretty pictures

I'm a 7 year resident of this complex and I can tell you how it has declined. Valiant residential is completely indifferent to all the problems related to this community. They know their maintenance team is incompetent, mediocre, and lazy. I have seen the maintenance staff drinking beer during work hours in an empty apartment. The apartments are poorly maintained. They brush paint over the fixtures and doorframes over and over every time a new tenant comes in. My doors get jammed all the time... from all the paint residue over the shackles. Your air vents fixtures also have a thick layer of paint and you cant even move the grids. These people are the epitome of laziness. They don't fix things, they only glue them or paint over them to disguise the poor work, making them look nice for a few months and then ignore your problems. Please do not rent here you have been warned.

STAY AWAY!

STAY AWAY from this apartment and any other Flourish properties. They have a rat infestation, the staff are ineffective when you have an issue, and the corporate offices make excuses for why they dropped the ball. A number of other residents have complained about rats, poor maintenance, and frustrating staff. A friend of mine was forced to live without a working oven and microwave for two months before they finally fixed it. Personally, I’ve had to deal with a rat problem for the past 4 months.... On 4/25, I let them know there was a rat in my apartment. They proceeded to come in and look, and noted they didn’t see one (4/27). The rat continued to give my dog fleas and chew through a number of my belongings. On 6/6, 6/14, 6/21, 6/26, I attempted to call the office a number of times, but no one answered or responded to the voicemails I left. On 6/27, I emailed them to address the problem and I specifically requested they fill any holes behind the dishwasher because I saw the rat enter from there. I got home and the rat had eaten more of my food. On 6/28 I told them it needed to be fixed immediately. Pest control was scheduled (6/29, but maintenance did not come for another week. On 7/3, I was told maintenance patched any holes behind all appliances. On 8/20 I saw the rat again and told the staff. I informed the staff I would be leaving a negative review if the issue wasn’t resolved quickly. Pest control put out traps for the first time (8/22). After I saw the rat again, on 8/29 the manager came to ensure the hole behind the dishwasher was patched, and the problem was resolved.
It was over 4 months since they were first informed of the rat. After they patched the hole they left my apartment a mess (staples and screws on the floor, dust all over every surface kitchen, supplies on my counter, and my kitchen rug tossed into the dining area) and my dishwasher was no longer working. On 9/4, I emailed corporate about the length of time it took to resolve. The representative apologized and said there was no longer a problem because the rat was gone. She said on 7/3 the dishwasher was not moved because it would damage the floor and they needed management approval. I was told that once the manager approved it, the dishwasher was moved and the hole patched. The manager had a record that the point of entry had not been sealed for 8 weeks prior to action being taken. I was also lied to about all appliances being moved so they could patch up any holes in the walls on 7/3.

Great pet place

I love this apartments, they are great for single people and also pets. I leave right next to a built it pet dog park. The staff is nice and so are the maintenance men and women.
