If you’re looking for “luxury” living, M5250 is not it.

The MANAGEMENT is unresponsive and seems far more concerned with leasing new units than taking care of current residents. Water damage appears to be a recurring issue throughout the building, and it’s common to see construction crews constantly working on different floors. Many residents have been impacted, yet management shows little urgency or concern for the disruption this causes. Living here has been one problem after another—construction noise, ongoing repairs, maintenance issues, and poor... communication. For a property that markets itself as a high-end community, the resident experience falls far below expectations. Ask yourself: if this is supposed to be luxury living, why are so many units dealing with water damage and reconstruction projects? I would strongly encourage anyone considering M5250 to do their research before signing a lease.

Luxury Rent, Budget-Level Management


It's honestly disappointing because this building has so much potential. The location is fantastic, and at first glance it looks like a luxury community. Unfortunately, living here is a completely different experience. Management seems far more focused on creating rules than actually addressing the problems residents deal with every day.

Lately, the building has felt like one continuous construction zone. There are ongoing repairs, visible damage in common areas, and constant disruptions. The...
elevators are another major issue—they seem to be out of service so often that residents almost expect it. For the amount of rent charged here, basic building operations should not be this unreliable.

The property is advertised as upscale, but the reality often doesn't match the image. Odors from smoking and other substances can frequently be noticed throughout the building. The garage is regularly messy, trash areas are often overflowing, and residents sometimes allow pets to relieve themselves in garage areas. Doors connecting the garage to the elevators are frequently broken, adding to the feeling that maintenance and upkeep are not a priority.

The front lobby may look impressive with its pleasant scent, modern furniture, and luxury appearance, but don't let that fool you. The day-to-day living experience tells a different story. Interactions at the front desk are not always welcoming, and it is common to witness disagreements between staff, delivery drivers, guests, or residents.

I wanted to love living here because the location is hard to beat, but the quality of life has declined significantly. If you're considering moving in, I would strongly encourage you to speak with current residents and visit the property at different times of the day before making a decision.

Management Issues and Declining Standards

Let me be clear: I see police units in front of this building on a regular basis, often at least once a week. Whether others agree or not, this does not create the impression of a safe luxury community. Noise is another ongoing issue. It is not uncommon to be awakened after 2:00 AM by loud residents coming and going, and management has not effectively addressed these concerns.

The parking garage is another concern. I have personally witnessed a resident riding a motorbike through the hallways...
of the building. Management is aware of incidents like this, yet little seems to change. Combined with vehicle break-ins, garage issues, towing problems, elevator outages, power interruptions, and the recent water damage situation affecting multiple floors, the overall living experience has become increasingly frustrating.

The building's location is excellent, and that is probably its biggest advantage. However, considering the rent prices, I believe there are many other communities in Houston that provide significantly better value and a higher quality of life for the money.

If you are considering moving here, I strongly recommend visiting the property at different times of the day and night before signing a lease. What you see during a scheduled tour may be very different from what residents experience on a daily basis.

I have repeatedly tried to address my concerns with management and have even attempted to contact the building manager directly. Unfortunately, it often seems impossible to reach management when issues arise, and meaningful solutions are rarely provided.

P.S. The quality of life at M5250 has declined significantly during my time here.

Look elsewhere!

Would only recommend if you like to get called for noise complaints all the time! Walls thin as paper made it so uncomfortable. My experience here has been nothing but negative. Weed smell and cigarettes in the hallways. Taylor not being able to properly send us important leasing information to the point I didn’t know if I had a lease or not until I followed up and they were charging me 2 month rent for wanting to vacate when they never sent the required contract to sign. There was a high lack... of professionalism in this place, from the cockroaches you see in the apartment to the type of management you will encounter here. Please look elsewhere!
