Mallard Creek

I lived at Mallard Creek and had a disappointing overall experience. The property itself is attractive, but my experience as a resident was affected by ongoing issues that impacted my time there.
I experienced recurring roach issues inside my apartment. I reported the issue on multiple occasions, and pest control did come out and treat the apartment several times. I want to be fair and acknowledge that the issue was not ignored; however, the problem continued despite those efforts. The... exterminator explained that it was an issue that could be affected by surrounding units and community conditions. I was also told my apartment was clean and was advised to continue spraying around entry points.
Unfortunately, I continued seeing roaches, including in the kitchen and on the walls, and it became frustrating to deal with during my time living there. While I understand some pest issues can be difficult to resolve in a multi-unit community, the repeated sightings still negatively affected my experience.
My move-out experience was also frustrating. I provided move-out photos showing the condition of the apartment and requested clarification regarding the carpet charges. I was informed that the charges included carpet dyeing and addressing a carpet scuff from furniture. I disagreed with those charges because I felt they reflected normal use of the apartment rather than damage beyond ordinary wear.
I was provided documentation, including a contractor bid, but I still did not feel the explanation clearly showed why those items were considered my responsibility. I was also told that a basic cleaning fee had been removed, but that did not clarify how the remaining charges related to specific damage. After multiple discussions, management reduced the carpet charge by half, which I appreciated, but we did not reach an agreement regarding the original charge.
I also want to acknowledge that management worked with me on one move-out issue when my electricity could not be transferred off on the exact lease end date due to the July 4th holiday, and they were willing to avoid charging me for that situation.
This review is based on my personal experience as a resident. The community is visually appealing, and there were instances where management worked with me, but the recurring pest concerns and the frustration surrounding the move-out charges negatively affected my overall experience. Read More

I moved into Mallard Creek and within 30 days, the apartment was infested with fleas and carpet beetles, my pets got sick, and the hot water didn’t work. I was hit with $900 in hidden pet fees, and the unit became completely unlivable.

I was forced out of my apartment for 18+ days due to the infestation — and received zero compensation for the disruption, costs, or health risks.

As a 100% disabled veteran, I’m shocked at how poorly I was treated. No urgency. No respect. No accountability... .

Avoid this place at all costs. It may look clean from the outside, but it’s a disaster behind the scenes.

This apartment community is infested with roaches. Trust me, you will not be happy. Management does nothing to remedy the problem. I have complained for months.

They're so busy taking care of these empty apt,that they don't take care of the people who actually lives here paying rent.many broken promises.i'm going to be nice and don't say the word...lies.
