Best thing about this place is the maintenance team. Brent and Dante are fantastic guys. They’ve always done their best to help us with issues and they’re always so nice. Couldn’t tell you anything about the people who work in the office though. They’re inconsistent, unreliable, and never answer the phones.

-They’ve allowed some randos to enter my apartment without warning. No call, no maintenance request, zero communication. Just some random dude in my home while I’m half dressed.

-They... don’t respond to everyone in the app when asked questions, and when you call the office they don’t pick up. If someone does it’s an AI bot. Every time I’ve asked or called regarding having my work vehicle registered with their new parking policy cause they can’t tell me how to go about it. No call, no message in the app, no email. Nothing. They pretend not to see some comments but respond to others. More inconsistency.

-There is a hole in my closet ceiling and possible water damage and mold because they’re too incompetent to relay issues to maintenance. Wynter, one of the managers, left me a message on April 15th saying someone would be in my apartment at 2pm to complete the issue and they never did. That’s on management. Excellent maintenance Dante takes care of everything in an efficient manner and goes out his way to take care of residents maintenance issues.

I recently moved to the Austin area and looked at several properties; after seeing several of them, we save the best for last. The location is great, and the property is clean, kept up and offer nice amenities. The leasing team of Sophia, Traci, Crystal and Dustin are all courteous professional, and went above and beyond to make my move here the best. All of them were very attentive and made sure I left happy and content with questions and requests that I had. Friends live at Livano. The manager and office staff do not answer their phones. Livano allows residents and their guests smoke inside of their apartments and buildings. Buildings have locked doors
from outside which do not work for over 6
months now and Livona has been charging
these residents for doors that do not work
using the Livona's App. Livona allows
residents move in other people and not
placed on their lease. Parking is bad at
night. Lack of parking spaces due to
unauthorized... guests living there not on a
lease. Stairwells inside the building are very dirty with spilled food and dog poop on the stair steps for over 6 months now. Management allows residents walk over spilled, spoiled food, droppings, dogs poop. Elevators smell and are dirty. Manager and staff prefer not clean inside of the elevators doors, walls and floors. The same goes for the dirty always, corridors, breezeways and stairwells. Livano's office team cares more for collection of rent money and the landscapes of the property. Bulbs on the pole lights on Livano's property do not work for over 6 months now. Livano has very dark areas on property at night. Read More

Honestly... I haven't been able to find another complex in the area for the price + amenities.

Dog park, wash, AND daycare? Check.
Coffee shop AND it's amenity? Check.
Gym that is IG and Functional? Check.
Yoga room and stretch/ab room? Check.
IG worthy pool? Check.
Great customer service? Check.

They have new staffing here, and the new team is SO caring & amazing! Definitely give this place a gander and speak to the staff, everything is has been a great experience here.
