The Frederick

When I moved in during August 2024, my experience was positive. Unfortunately, it declined due to ongoing maintenance issues that were slow to be addressed or never fully resolved.

The apartment flooded multiple times from a plumbing issue near the kitchen sink, requiring several maintenance visits before it was corrected. The HVAC air handler also leaked into the bedroom closet. The toilet repeatedly had mechanical problems, and after one repair, the plumbing beneath it began dripping... continuously.

The dishwasher never worked and was full of stagnant, mosquito-infested water from the day I moved in. Despite repeated reports to multiple management teams, it was never repaired. The kitchen sink also had no hot water for more than five months. When it was finally fixed, the faucet was replaced with a cheap plastic one that later failed and leaked across the countertop.

The apartment also had persistent cockroach problems, and I observed mold during my tenancy. In November 2025, an exterior window was broken, scattering glass inside the apartment. I reported and documented the damage, but it was never repaired. The sliding glass door was also missing rollers, making it difficult to open and close.

When I later experienced financial hardship, I asked about a payment arrangement but was told the balance had to be paid in full and partial payments would not be accepted.

I documented many of these issues with photographs and maintenance requests. While the property started out well, the recurring maintenance problems and lack of timely repairs made my overall experience disappointing. Read More

Nothing but issues as soon as I moved into The Frederick. No hot water, didn't receive my washer and dryer until 2 weeks of living there for them not to work. Dealt with roaches, constant maintenance requests and never received my mailbox keys. Not even a month of living in the unit I found black mold that made me sick for 3 weeks missing work, they sent over someone to paint over the problem, maintenance even said whoever "remodeled" the units painted over it previously. Moved to another unit... for it to still be roach infested with the floors warping causing an uneven surface to walk on and paint on the walls bubbling off. While in the process of moving to the different unit a current resident there made me aware that they let people use my washer and dryer while the unit stayed vacant which raised a safety concern for me. No dead bolt, only one lock on the door isn't safe. No gates or security cameras, dark areas around the property, junk cars just taking up space in the parking lot. On thanksgiving my tires got stolen. All of these issues were in the span of 2 months. Never again will I choose The Frederick.

There are so many things wrong with these apartments. Roach infestation is out of control and pest control never comes even though you pay monthly fee. There’s no hot water in kitchen sink to wash dishes. The garbage disposal floods when dishwasher is ran so we have to wash dishes in the sink with cold water. So unsanitary. My bathroom has mold since the day we moved in and when asked about why our restroom ventilation system doesn’t work she said none of the bathrooms do. It’s an old building.... Oh so I’m supposed to believe just because it’s an old building it does have to follow the law. And because of this my child has developed a heart murmur. I am currently working with his pediatrician on this matter. They are also listed as condominium but when asked about it they have no clue. I’m working on get the records from downtown. If the records don’t show this place is a condo this is false advertisement. They completely lie to residents and ask their employees and their families for five star google review which is against google policy. I have physical proof and evidence of all my allegations. The Frederick staff is amazing!! They are always there to help me in whatever I need. Mak is awesome! Lulu is awesome and Fabio & Raul have been great with maintenance!! Awesome job!! Also, I have been here for three years and this is the best staff I have had since I’ve been here!
