Charging Excessive Move Out Fees

**RENTER BEWARE** The Management in Courthouse Plaza will take every opportunity to extract money from you by charging undo and excessive fees. I lived there 4 years and when I moved out the sent me a final bill for $1000 claiming the paint and carpet needed to be replaced, repainted. It was not that bad. Also, they never took into consideration standard depreciation of interior paint and flooring. After 3-4 years, interiors are often repainted and carpet replaced at the building's expense. This... is standard practice after a period of time to address normal wear and tear. Paint just fades, scuffs, small nail and screw holes are par for the course. Carpet has a life expectancy. They will look for any excuse to saddle the former tenant with the bill for upgrades that were due to be made anyway. DO NOT RENT or, at the very least, force them to add an addendum to the lease that you are NOT responsible for any repainting or carpet repainting within normal wear and tear that takes into consideration standard depreciation cycles. They've been absolutely terrible. All of the sudden they become coporately obtuse and passive aggressive. Just my 2 cents.

Poor management

We have had leaks in our apartment during rains for the past 1.5 years. The team always comes and assure us that they have fixed it and then it happens again, this happened 3 times before part of our roof collapsed during the night the 4th time it leaked. The team came in the morning and cleaned up and then another portion collapsed the subsequent night. we have been living with a plastic tarp on the roof and a fear for our lives here and the team here considers it "habitable" and are asking for... a 30 day notice to move out. If anyone is looking for an apartment, i would suggest to stear clear of this building.

Collapsed ceiling

On 8/2, our ceiling collapsed, leaving a 3-foot hole,due to rain. The collapse happened in two consecutive nights, both around midnight. Maintenance did not come until 7am the next day. This happened after three previous, unsuccessful attempts to fix leaks in different spots on the ceiling over the last year. When we asked management to let us move out without penalty, citing VA code and safety concerns, they required a 30-day notice—meaning they expected an additional month of rent beyond our... actual occupancy. Management emailed us that the unit is still “habitable,” even though new yellow stains have appeared on the ceiling—similar to what we saw before the previous leaks and the collapse. And their maintenance team has not been able to provide any explanations. The hole has been open for more than a week because they are still unsure of the source of the leak.

We plan to report this to Arlington County Code Enforcement. Stay clear of this building.

Loved my apartment

The building management is responsive and helpful, (plus they've recently added an AI assistant), the concierge team is friendly and super helpful, the maintenance team is quick and thorough, every neighbor I met was easy to talk to and respectful. But mostly, I loved my quiet, high-rise apartment views, the large balcony, the reliable appliances (like my in suite washer/dryer) the rooftop pool with outdoor sofas and bar-b-ques and view of the Washington Monument. And of course, the metro right... there in Courthouse Plaza! My commute was easy breezy and I always felt safe coming home no matter what time. There is a Wednesday evening trivial pursuit game in a restaurant down in the plaza, an AMC movie theater, good Thai food, and lots of helpful retail in the Plaza (massage place, little deli, Starbucks), good restaurants within easy walking distance, as well as a Sunday Farmers Market on the block below. I rarely used my car during the week and it was safely parked underground (and did not get snowed in!) Since the other big building in the plaza is a federal building (headquarters of the Arlington County Government), it took me about 7 minutes to walk across the Plaza and vote last time. I am only leaving because of a job change, and I am happy to recommend Courthouse Plaza Apartments. Did I mention the great staff?

Old Apartments, Old Amenities

I decided to live at Courthouse Plaza as a first apartment out of college and I don't think I could have made a worse choice. Simply the quality of the building and apartments are nowhere near the outrageous prices they demand, the value of your apartment is driven entirely by location.

During just one year staying here I have seen some of the strangest outages and issues, from the plaza level doors breaking for several days to entire building water outages and I am dumbfounded. They'll try to...
convince you that the elevators were "fixed," which is absolutely not true. I have regularly had the elevator system ask me to use one elevator, only for another to immediately show up and need to wait, which in some cases has been in the matters of minutes. As of 2023 they recently replaced the door system with one that doesn't automatically lock, and for my apartment no longer properly fits in the frame, requiring you to push the door hard to close.

The apartments themselves are not worth the "luxury" price they are asking for. The appliances are loud, inefficient, and too small in the case of the washer and dryer to even wash sheets. Several of the doors in my apartment have either fallen off or don't close properly, and the bedroom door requires you to manually lock above the door, otherwise it will open while the AC is running.

I could go on and on about all the grievances I have had during my stay here but I strongly recommend to stay away from this place, there are much nicer and newly renovated apartments in the immediate area for a fraction of the price.
