How Is This Rating Determined?

Central, quiet luxury

I moved here 2 weeks ago. If anything changes, I'll be sure to update. The apartment has been as lovely as I hoped.

Staff: Easily available over email, friendly, professional. They've checked in shortly after my move and about a week or so after as well.

Concierge: Quiet, very friendly and professional, happy to answer any questions and happy to greet guests.

Security: It feels secure, the area directly in front of the apartment is clean and safe, the alley behind to get into the parking lot...
is clean. No concerns. With an app I can monitor whether my door is locked or unlocked and provide guests with temporary access codes.

Noise/Environment: I toured a handful of other high-rises in the area and Helios is comparatively quiet. You can hear the occasional siren from the streets, and neighbors/dogs when they enter the hallway near the door. Other than that, I can't hear anyone above or on either side of me.

Maintenance: Everything has been well-maintained. Elevators are working well. Appliances are either new or look new and clean. Any questions I have had have been addressed, and the service request I submitted about my blinds/shades was promptly answered and fixed. I have not experienced any bad smells.

Space: The generous windows really make my apartment feel extra spacious compared to other buildings I toured with similar square footage. Many of the units I saw during my tour at Helios have ample closet and storage space. This apartment almost has more than I need, and I would even consider choosing an even smaller unit when my lease is up, but I'm otherwise very happy with the walk-in closet space I currently have.

Location: Perfect for walking to several nearby coffee shops, restaurants, and several grocery sources within a 5-10 minute radius. From H-mart to Target to several places at Pike Market, to Walgreen's - it's perfect. Close to at least one bus station.

Guests: No guest suite but the Charter Hotel attached to this building seems more than adequate to house guests.

Amenities: I love the rooftop views and fresh air. The area is immaculately kept. I look forward to enjoying it more often through the year. I have not used the dog lounge yet but it is kept nice and clean. The gym is well-attended and their equipment works well.

Parking: Parking is hard to get as it is in other buildings. There is also a garage or two within walking distance, and street parking.

This is a good one.

Sewage Smell in Unit #2004

I lived in unit #2004 for over 2 years in the middle of the pandemic (foolishly signed a lease remotely as I was moving to WA and recently moved out) - the unit’s second bathroom smells of sewage, it’s truly awful. This was reported to management repeatedly. They sent engineers after confirming the smell and could not figure out the cause. They ultimately gave up and then denied the smell existed and would not reduce my rent even though the bathroom was unbearable - multiple guests felt I’ll and... ended up using the primary’s bathroom. Would not recommend this place to anyone especially given management’s handling of tenant issues. Will be reporting to the City of Seattle so hopefully they actually fix the issue rather than pass it on to another tenant that will be overcharged.

Management Never Responds

So far this place has been horrible to live at. The day I arrived one set of my keys didn’t work and two elevators were not working. They assigned me a parking space and storage space that didn’t exist. My apartment walls were all banged up and my freezer ice drawer didn’t work. They fixed the ice drawer a week later and now my freezer doesn’t freeze my food. They never fixed the damaged walls or cleaned the apartment that was dirty when I moved in. They took over 3 days to fix the keys and get... me in an assigned parking and storage yet I paid for the days I was unable to use. Someone had parked in my reserved space twice and when asked to have them leave a note on the car I was told nothing can be done and I have to wait for them to leave. I was a previous resident here and loved it but coming back to a new team and property manager was a mistake. They don’t address any issues for days and the customer service is horrible. The concierge team and security team on the weekends helped as much as they could and are super nice but the rest of the team needs to address issues and take action.

What true luxury should feel like

It took me some time but after several months calling Helios home, I feel its time to write my honest opinion.
Those who follow my reviews regularly, you all know how particular I am about the standard and the high expectation i have from any service providers, Let me start by saying that Helios delivers on every single aspect I ever wanted from my home.
I know it might sound strange but I'm not a huge fan of being a landlord and invest myself with a Condo/Home for many reasons... this fact...
brings me to have pretty high expectations of my rental as I call it my one and only home.
Helios is absolutely what you'd call a luxury residence and it absolutely feels that the management as well as every single employee at Helios family shares this understanding. From the outstanding customer service with the leasing team, to the Concierge team who somehow manage to remember you by name even when there are over 400units... to the maintenance team who always take care of anything you might need... Helios keeps me proud to come home every day.
Dont get me wrong... it's not all perfect without any issues or problems that anyone can experience with something like needed maintenance or maybe a customer service misunderstanding, but there is always someone to listen, there is always someone who not only will give you that polite smile but will actually take actions and resolve any concern you might have.
Yes, it is relatively expensive property but you get what you pay for and above all - you truly feel Home! something that is not as easy to find these days even with so many new properties around.
I do hope Helios will keep being what it is today... some improvements could be a coffee/espresso machine for residents to use, bottled water and towels at the gym like many other properties around offer but none of these are an issue- just a matter of convenience.
