The manager is on top of it! She always has a smile and the property is clean. Maintenance is always cleaning and he is always smoking too!

My new apartment is AWESOME! New counter-tops, carpet, Plank flooring, and clean clean clean.... We toured 8 apartment communities in the lake city area.... This was the best unit for size, price, convenience, and service. The new manager here is amazing always happy, getting things cleaned and organized. Free K cup coffee every morning during the week. So many cute and friendly dogs. Maintenance is on it...It all gets fixed ASAP.... I love Promenade

The apartment complex itself is very nice, but the surrounding area is very not nice. Several low-income apartments are across the street. A few months after I moved in a woman was mugged literally in front of my living room window. There was a major police raid just the other week where they actually blocked off several blocks. No one was allowed in or out as they tried to apprehend 5 suspects in a shooting. People in the other buildings frequently play very loud music in their cars with heavy... bass at all hours of the day and night. I'm a runner and I stopped running because I don't feel safe outside in this area.

Tiny unimpressive apartments that look nice from the outside, in a horrible neighborhood, i the worst school district. If your going to pay this much for rent, there's much better neighborhoods. The one plus is the staff here is great.
