Good rent pricing but needs improvement

Please know you get what you pay for so I think the rent pricing is really good for the space you get and location. However, the pool is outdated (usually dirty), airbnbs are allowed so you will have strangers as your neighbors often, there are too many apps for this community which gets annoying when you need to get something done and not sure which one to use. There is new mgmt so I won't speak on the last one which was horrible.

Important: Your deposit is $500 but they do charge you a...
painting and cleaning fee which is very high. $190 for cleaning and $300 for paint which they do not tell you about when you sign the lease. You are also charged for everything. Your utilities which is normal but all the ones for the common areas even if you do not use them.

We chose to move was because car alarms were constantly going on several times a week around 4am. Water is also constantly shut off which is so odd. When I signed the lease, I brought up this issue seeing other reviews and they said they have fixed this issue but nothing improved.

Great Location

I lived at The Hideaway North Scottsdale for over two years, and honestly, the most frustrating part is that the location is fantastic. You’re close to everything, and on paper this should be a great community to live in. Unfortunately, the actual experience is a complete circus.

During my time there, the property seemed to cycle through management companies, staff turnover, and operational chaos nonstop — and residents constantly paid the price for it.

Communication around leases and renewals...
was consistently chaotic. I had to repeatedly chase the office down just to get basic information about my lease ending and month-to-month options.

But the real issue? Ownership flooded the property with Airbnb/short-term rentals. Residents ended up dealing with everything from smoking and fights at the pool to disruptive behavior, loud parties, and even police activity. For the longest time, management flat-out denied the Airbnb situation despite residents constantly reporting issues.

Eventually some of those operators stopped paying rent, and suddenly management acknowledged what everyone already knew — even admitting they weren’t getting paid and were forced to evict them. Instead of fixing the problem, though, they essentially doubled down and continued operating short-term rentals themselves at the expense of the actual residential community.
Residents pay amenity fees just to compete with a revolving door of vacation renters for parking, pool space, and shared facilities. Actual residents are limited to two pool guests and standard occupancy rules, while the Airbnb units operate under completely different standards. As long as those units are packed with bunk beds, large groups of vacation renters are all allowed access to the same shared amenities residents are paying for every month. Meanwhile, amenities disappear without notice only to reappear attached to another fee.

And whenever residents raised legitimate concerns, the response from management often felt dismissive or passive-aggressive rather than solution-oriented. I’ll never forget Hayley threatening to involve law enforcement because I asked why residents received little to no notification about a water shutoff.

This place markets itself as “luxury,” but the reality is inconsistent communication, delayed maintenance responses, pest issues, random water shutoffs with little warning, and management that rarely seems prepared or accountable.

Unprofessional office staff

After nearly a year of dealing with an incompetent staff, we had finally reached our limit. I experienced 3 weeks of unannounced construction due to admitted fault by the office. I received no response to a formal request and was laughed at when bringing up compensation. Since move in day, its been issue after issue with little to zero communication from the office. For some more context, we are post college grads 23 years old who are not high maintenance in the slightest. There are far better... properties in the area that actually care about their tenants.

HELP I RENTED IN A AIRBNB AND DIDN'T KNOW IT.

I just rented in this complex 4 weeks ago. They had a change of management in this time, but no one told me there are at least apartments rented out as Airbnbs.
I have one on top of my apartment and 6 renters have come and gone in 4 weeks.
There is no flooring insulation so I hear every step and creaking on the vinyl flooring which has no padding.
I called the police last night when the new renters showed up at 2:30am stopping on the floor.
I have complained to the management company and...
nothing has been done. Be aware when you get no disclosure about Airbnbs with no sound proofing on the floors.
