Move-out was a DISASTER. They hit me with a bunch of BS charges. I disputed everything with proof and they just IGNORED me.

Had to take them to small claims court in Alameda County and the JUDGE ruled in my favor, I, WON, they had to pay me back!!! Even after that they still refused to pay and kept playing games.

Terrible communication the whole time. No one takes responsibility.
Save yourself the headache and rent somewhere else.

Seems like a dream but honestly so many issues arose. Moving out costs a huge amount of money no matter how much cleaning you do and I am not the only one experiencing this. The outdoor style with redwoods sounds amazing until the intense infestation of bugs is everywhere, with no amount of bug control can fix. It is absolutely terrifying and disgusting to be living with roaches, silverfish, and spiders- EVERYWHERE. If you walk around in the evening in the summertime, you will come back with... multiple dead roaches stuck to your shoes. Also, things get broken constantly and nothing ever gets fixed. Electric chargers have been out for months, and residents ram the gate which stays broken for a week or more. There is also dog poop EVERYWHERE and no one picks up after themself. Be prepared to pay for a ton of extra stuff. I live alone in a 1 bedroom and pay an extra $190 a month. $63 for trash alone. $5.50 for a third party company to send me an email telling me I owe $190 extra.

Here are some things to consider before looking at this place.
- Mandatory $25 valet waste (Most large bins are within walking distance)
- Mandatory $25 parking. (Will be towed if you do not pay even though contract states a parking violation must be issues and 96 hours have elapsed)
- Utility formula is based on how much entire complex uses and then divided equally
- Long wait times to have someone contact you back about any inquiries(days, weeks, or never)
- Gated community but front... entrance directory does not work, side door entrance is broken (anyone can come in)
- They are not liable for any theft even if gated entrances are damaged and anyone can come in.
- Photos they provide to show complex are all edited and saturated, does not look as nice.
- If you have a package get sent to their package room and you do not pick up in two days, you are charged a storage fee. Read More

Management is terrible. They will take every penny from you, charge you for random things, and then not respond to your communications. Oh and when they do, they are unpleasant to say the least. Have lived in 12 apartments up and down California, this was hands down the most expensive and the worst.
