All reservations come with enough supplies to 'get started' and not for the entire length of stay; tenants must purchase disposable items to sustain the duration of the reservation. There is a monthly utility cap of $300 for leases, and guests are responsible for any overages. For non-lease guests with pets, there is a refundable security fee of $200 for 1 pet, $400 for 2 pets, and $600 for 3+ pets. For leases, the security fee is $500, increasing to $700 for 1 pet, $900 for 2 pets, and $1,100 for 3+ pets. The security fee increases to $1,500 total for guests without pets if a tenant exceeds 30 days of occupancy, and to $2,500 total for guests with pets if a tenant exceeds 30 days of occupancy. The security fee will be refunded within 30 days after check-out date. Exterior security cameras are on site. Pets must be approved and disclosed upfront and carry an additional refundable security fee per pet. Travelers are responsible for non-refundable carpet/upholstery cleaning upon check-out. All loose trash must be placed in garbage bag(s); a $250 fine applies if any loose trash is found inside a garbage bin/can. Renters should report all observed damage within 8 hours of checking in. Refunds are not granted or issued by request; guests allow the management company opportunity to respond to concerns and/or challenges.
