For leases, there is a monthly utility cap of $300, and guests are responsible for any overages. Refundable security fees are $500 for guests without pets, increasing to $700 for 1 pet, $900 for 2 pets, and $1,100 for 3+ pets. These fees must be submitted as a 'rental fee' after reservation is accepted. For guests without pets, the security fee increases to $1,500 total if a tenant exceeds 30 days of occupancy.
