How Is This Rating Determined?

Office personnel and Manager are horrible

I like my apartment, and the area is nice; however, this place is run by people who just don't care about their tenants. The office personnel and Manager completely ignore you when you need something so don't bother contacting them by email, you will never hear back. However, this is better than when you show up to ask -they are rude to your face or lie to you to get you to leave. When nothing happens in a few days and you go back to see if something can be done, they are even more rude and... treat you less than human. I have never been treated with less respect in my entire life. I am leaving this review to warn others because I'm sure they will either ignore this review or provide some fake reply.

PLEASE READ…. BEWARE!!!!!

DO NOT SIGN A LEASE HERE!!! Water is brown (photo/video proof) and it’s my problem. Can’t cook, drink or bathe with it!! Lafayette water is to blame..whatever!! Don’t make my mistake, live somewhere else!!

$3,000 to move in to a 1980s complex

Lived here for 2 years, cabinets and appliances are older than my dad, super high fees to move in & transfer apartments and maintenance is a joke. Spend your money somewhere liveable.

Wasps in the siding, wasps in the bedroom

For weeks I've been putting in maintenance requests about the very large wasp colony that lives in the siding outside my bedroom. The complex has done little to nothing about it. Recently, I've begun waking up to angry wasps INSIDE my apartment, IN MY BEDROOM. What does Pheasant Run do? They hand me a can of wasp spray that cannot be used inside a residential home. And that is it. This problem is continual and makes my apartment unlivable and Pheasant Run has decided time and time again through... multiple maintenance requests to leave me with this problem on my own.

Just in case you were considering living at Pheasant Run, due to lack of action on a serious maintenance request, I cannot recommend it.
