Beautiful Complex - Poor Management

Waxhaw Mills Apartments is, without question, one of the most beautiful and unique apartment communities I’ve lived in. The property itself is absolutely stunning. The mill aesthetic, layout, and overall design are genuinely special and a big reason I chose to live here. From a purely visual and conceptual standpoint, the complex is exceptional. The windows themselves deserve a standing ovation (Excellent for plant lovers).

Unfortunately, the experience with management has not matched the quality of the property.

Over the course of my residency (across two units), I’ve experienced a consistent pattern of non-responsiveness and lack of follow-through from the leasing department. Calls are very rarely answered, emails often go unanswered for extended periods, and on at least one occasion, the leasing office was closed during posted business hours.

There have also been repeated issues involving lease enforcement. My lease explicitly prohibits marijuana use regardless of legality, yet ongoing violations were repeatedly reported without effective action taken. Management instructed me to contact law enforcement rather than addressing the matter themselves, despite this being a property management responsibility. I attempted to resolve this appropriately through management before considering any external escalation.

Additional issues included:

A sanitation incident involving a neighbor’s dog urinating on my groceries, which took approximately a month to receive a response

A stolen package that received no follow-up

An air conditioning outage in a prior unit that required repeated calls, emails, and in-person visits before maintenance was dispatched

A unit transfer where I was told repairs would be completed prior to move-in, only to find significant issues unresolved. The carpet was replaced on move-in day solely because a corporate representative happened to be on-site and intervened.

I want to be clear: this review is not about the property itself. Waxhaw Mills is beautiful, unique, and has incredible potential. This review is about management practices and communication, which have been consistently lacking and have required far more effort from me as a tenant than should ever be necessary.

Nothing works

The pool is permanently closed, the bbq hasn't been open for over a month, the management doesn't respond at all.

Beware

West Shore does not care about residents, this is only a profit focused company. Pool has been closed all summer with no timetable to be opened. Amenities are not maintained. If you don’t have an ‘emergency’ good luck in getting anything repaired. We used to love it here until West Shore bought it.

Garbage apartment

Rent is over priced. The new mgmt calls to tell you they fix your work orders but work is never completed. All amentaties.. pool, rec area gym are always closed and broken. Shower had crack that lead to mold and they never fixed it…thanks Flex seal!

New ownership is greedy

Great location. Residents are responsible and quiet, but facility is being run into the ground since new ownership last year. Poor maintenance and upkeep. Dirty hallways, dying trees, and you get charged for everything.
