Church + State

I’m on my second lease with Church & State and currently deciding if I’m going to renew again.

Biggest pros: 1. My unit is essentially all windows and has amazing views. That’s what sold me initially. 2. Location is great. 3. I’ve rented with a lot of different properties, and Ryan, the assistant property manager here, is by far the best property employee I’ve ever worked with. He’s incredibly helpful and reliable, always has a great attitude, and seems to be constantly juggling and... staying on top of a million different things. If Ryan hadn’t been with the building when my initial lease ended, I wouldn’t have extended.

Which leads me to the biggest cons: the building’s amenities are limited and outdated and there’s zero resident programming, perks, or events, or even a platform for residents to connect. Overall, there just doesn’t seem to be any real investment being put into the property or its residents, and with so many newer options nearby, it’s hard to justify the price tag. Read More

My unit is nice but management is horrible. When I 1st booked an appointment to visit, they were 30+ mins late. I loved the unit I saw so I applied anyway, but they took over a month to process my aplication. When it finally came through, they were very unhelpful providing move-in info. the two buildings have different street numbers and none are on Google maps, which has created numerous issues. Delivery people can NEVER find you.

About a year ago, things really went downhill. The trash rooms... would be overflowing. They refused to recycle at some point, even though they're LEED certified. There is supposed to be a package delivery service for large packages but that's never been implemented. The package room is often a disaster zone, making it hard to find stuff. And they threaten to return stuff if you don't pick it up right away. Our call box is broken, so no one can be buzzed in.

As residents we can reserve the roof for private events twice a year, so I've been trying to do this for weeks now and have had no response from management despite numerous calls, texts and emails. If you don't walk into their office to talk to them, they ignore you. And even if you go into their office, they often tell you they're busy and ask you to text or email....which obviously doesn't work.

Numerous residents have complained about dubious utilities charges considering we can't access meters for our units and are charged directly by management. I've been away for an entire month before, yet my utility bill went up.

Safety in the neighborhood is an issue. I've filmed one car robbery and witnessed people checking cars very suspiciously. The garage was broken into once and multiple cars were smashed and robbed. Parking in the garage is insanely packed. I have a Subaru Crosstrek and the lines are barely a few inches wider on each side of my car. Plus there's a pillar on one side, which I have to get within a couple inches of in order for my neighbor to be able to open their car door to get out. Get ready for dents.

The management also rents the Lantern Room and rooftop. Whenever it's rented, residents are not allowed up there to use the amenities we all pay for. This means many weekends and nights during the best weather. As someone who lives in the building where there's only one elevator up to all the floors, including the rooftop venue, we constantly have to deal with drunken guests. I was deciding between the quarter, the dexter and church + state. After touring all three, it was clear church and state is the best option by a MILE. I would also like to point out that Victoria gave me the best tour, and was so knowledgable. I probably would’ve decided to stay in my rented house in Lakewood if it weren’t for the people at C+S. As soon as I walked in the door Laurel greeted me and I felt at home. Jared, Eric and Riko do an incredible job keeping the building sparkling, and... all work orders I ever had have been taken care of same day. Also got to customize my apartment with them for free. My girlfriend is WFH and uses the rooftop hot tub as her undeclared home office. I saw a previous comment that we don't have a peloton, rooftop grill, or pet spa, but we do have one ? You can also clearly see these amenities if you've ever been around the building so I would beware of fake reviews from rando's to try to deter you from living here. I would recommend this place to anyone looking to have a luxurious apartment, an easy move, and a staff that goes above and beyond to make you feel like more than just a renter.
