Maintenance problems galore, including mold inside the walls. The lease agreement runs 45+ pages and essentially boils down to: you can sleep and eat here, but not much else.

I'm a current resident and will most likely be leaving within the next two months because of how residents are treated. And it's not just the treatment — this property nickel-and-dimes you at every turn. There's a fee for everything, and then a fee on top of that.

Package theft is also a serious problem, and management... doesn't consider it their issue — it's on you or on Amazon, as far as they're concerned.

We had a fire alarm go off at 7:30 PM — piercing alarm, strobing lights — and it ran for two hours with no one able to shut it off. The alarm company couldn't fix it, on-site management couldn't fix it, and when the fire department finally arrived — after being called three times — they weren't able to locate the property itself. If it had been a real fire, that's the entire property gone.

And on that note: they run fire alarm/sprinkler inspections every year that require entering every room in your unit to take photos. Which brings up another issue — they'll enter your apartment to photograph your belongings and tell you that you don't need to move anything first. I've never lived anywhere else that photographed my things.

That's not even the full list, but for legal reasons I'll leave it there.

For context, I lived at my previous apartment for almost 15 years without any issues like this. I'm genuinely surprised I'll only make it two years here, when I'd originally planned to stay a minimum of ten. I absolutely love living here. Out of all the apartments tours I did, Kristie really stood out to me. I met her very early on, months before I moved in and she was extremely helpful and insightful during the tour. She made the process so easy and seamless, answering any and every question I had via email (and I had a lot).

Once moved in, everything was a dream. Her and Matt have really welcomed my pup and I with open arms. The complex is well kept, and the leasing team has so many little,... thoughtful things they do to make guests feel welcomed (Monthly newsletters, pets of the month, multiple food trucks that come by for residents during the month, mini celebrations in the office I.e free cupcakes on national cupcake day, etc.) The list is almost endless.

Needless to say, Cortland has been such a wonderful place to live. I highly highly highly recommend anyone considering living here to make it at the top of their list. Thank you Cortland team!!!! Read More

Put this apartment complex at the top of your list!
My wife and I are coming up on 3 years of living here, and the biggest reason we’ve chosen to stay is the team managing the complex. Matt is the community manager and has consistently delivered on making this a great place to live. Their flexible pet policy (all breeds welcome), accommodating team, and reasonable rent prices have completely changed our perception of apartment living and set an incredibly high bar that other communities just... can't beat

Pros:
Pet friendly policies – no breed restrictions, dog park, and plenty of stocked pickup stations
Onsite office team and management – always approachable, helpful, and great to talk with (
Onsite maintenance team – quick response times, same-day fixes when possible, and very friendly
Free community events – ice cream socials, sip & paint, dog-friendly events, holiday events (honestly too many to list)
Food truck vendors – regular visits from local vendors (Boro Burger is our favorite)
Mature trees and landscaping
Location – easy walk to WinCo and Orenco Station with great restaurants and shops. About a 10–15 min walk to the train station and a short drive to a large dog park

Cons:
Can be noisy near the road due to Intel and traffic
No built-in A/C
Drainage can be a bit rough (seems common for the area)

The management and maintenance staff here are completely unprofessional. They actually smoke inside the apartments, which makes the place smell terrible and is very unhealthy for tenants. Instead of respecting residents’ living spaces, they treat the property like it’s their own hangout spot. Management doesn’t seem to care about complaints or maintaining a clean, smoke-free environment. I definitely wouldn’t recommend.

I think the headline says it all concerning the complex. The leasing staff is very helpful. The maintenance staff is very responsive. The apartment seems to be relatively up to date compared its age. This is a great place to live
