Avoid at all costs

Gables is a corporate company that doesn’t truly care about It’s residents. They towed my car from within the garage for not having a sticker they didn’t provide me with. They are in the wrong and even admitted to not giving out the stickers. Furthermore, there’s mold everywhere and it stinks.

Smart, Fun, Friendly Community!

This is one of the coolest apartments I’ve ever lived. The homes have convenient smart technology and fun amenities. My visitors are always impressed. The team is also very friendly and always hosting events for us!

Horrible Building

So I've lived in this building for over a year now and have some things to say...mostly negative.

First and foremost, since the new management has taken over, I'd say the overall quality of living in the building has gone down significantly. The garage door has been broken on numerous occasions (currently is) which has resulted in many break ins, thefts, etc. I used to park on the upper levels but don't anymore since I've seen shattered window glass literally next to a car parked in front of...
mine. It's ridiculous to think about paying such a premium but having less security than apartments with no garages...The garage on the upper levels do not have any cameras either so I wouldn't advise anyone to park up there. I've also seen random people walking around in the garage (some even with pool floaties on the roof lol). The building says they hired a security company but all they do is make one round through the garage and leave lol. I'm sure with the rent you guys are charging y'all can hire a doorman and install actual cameras in the garage levels.

Next is the bike storage...I've had two bikes that we locked inside the storage since it states in our lease that we can't leave them on the balconies. Not even a week later they're both stolen. I've brought this up to the management on multiple occasions and filed a police report. But in short, they don't care. All we got from the management is "I hope you had insurance on them." Well FYI, money doesn't always replace things gifted to me by loved ones that hold sentimental value to me. Both bikes were given to me by my late father and are irreplaceable. I've brought up the possibility of the key fobs not being secured properly and that being the reason our bikes have been getting stolen. The building claimed it was impossible, but I talked with someone from the building next door who said that their fobs work with ours which is concerning to say the least.

The train is also something that literally drives us insane. It was never mentioned to us when we first inquired about the apartment since we pretty much leased sight unseen like most people during the time. I literally cannot have the window open since the train literally is so loud and insanely distracting.

Poor management and security

Ever since the management changed from Mill Creek to Gables (name changed from Modera Domain to Esperanza Domain), the experience living here has been very poor. My vehicle and others have gotten vandalized and burglarized in the parking structure due to the security gate malfunctioning. Trash bins are left out all the time. Constant maintenance on elevators. Would not recommend.

New management, not pro-resident

New management from Gables has unfortunately motivated me to write a review. Previously, I loved living in this community under the old management.

New management has been incredibly slow, reactive versus proactive, and not at all concerned with residents’ safety or awareness of events in the community.

I had my road bike stolen out of the community secure bike storage, and all I’ve received from management was lukewarm apologies, and told they could make an announcement to the community. When...
I provided a short description of the incident omitting my own personal details, I was told they would have to send it into Gables for approval by a supervisor. Still even then, over a day passed before I finally received follow up that they couldn’t, in fact, send out a specific incident announcement. They cited a generic policy they had, and couldn’t give me specific references or ways to follow up on this policy, and had no good reason to not let the community know there was a theft beyond “if we did you a favor and sent out something on your behalf, everyone else will approach us about that, too”.

Modera Domain also does not have a community posting board for these announcements, and the property manager told me she had no timeline for when something like that could be erected for residents. Just today (5/26) four days after I filed a police report, management sent out an extraordinarily vague email about new bike storage policies. There was a vague mention of crime, but no incident report. Is this how Gables management is going to address crime occurring on the property? I am shocked by how casually crime was brushed under the rug. Now, I genuinely do not feel safe in this community - now I have it confirmed that Gables management will hide reported incidents of crime from their residents.

I was also told they would cooperate with police, but I could not review CCTV footage due to privacy reasons and would have to rely on them and their help. So far, I’ve been told it is “difficult and time-consuming” to review footage, versus any actual answers or real updates. I doubt I will get any closure on the burglary in the community storage, despite having a registered case with the Austin PD. Management has been incredibly slow to react, and I’ve been given generic platitudes of “this happens everywhere”.

While the apartment is nice, the management is a nightmare to work with and it is incredibly frustrating during an already stressful time.
