Gables McKinney Ave.

I was renting in Gables McKinney Ave for 2 years, and upon move out was charged over $2500 for refinishing cabinets that were in the exact same condition as when I moved in. I even had a service request from when I initially moved in for the cabinets and nothing was done about them. Even after pointing this out, they refused to return my security deposit and charged me an extra $1500 on top of that. I even had the leasing office do a pre-inspection to point out any potential issues and nothing... came up during that. I just received a bill 2 weeks after I moved out. It wasn't a great experience while I was living in the building as it was constantly experiencing problems with the elevator or water leaks, as well as ridiculous rent increases each year (over 10-15%). And this was their final goodbye to leach more money. Will be avoiding gables like the plague in the future. Truly has been a terrible 2 years. The concierge staff is great but the building management and leasing office is horrendous. The leasing office changed staff after I moved in, otherwise I likely would not have rented here initially. Pamela is the best! Gables Mckinney Ave is not only a great location but everyone who works here is respectful, polite and available 24/7! Pamela has been a blessing and is your go to girl for all your needs! Could not recommend a better apartment definitely worth the price! The staff truly cares about their renters and tends to all needs.

Complex is getting dated, appliances are scratched and do not function properly, includes fridge and clothes dryer. Bathroom fixtures are old and have rust in them. They are about to tear down a commercial building at 2626 McKinney and build so it will be a construction zone. The fitness center is small, pool has limited sun, I could go on. With all the foregoing they are charging premium rents and I have found much better fit and finish elsewhere and moving on from my residency here.

I've been at Gables McKinney Ave for almost a year now. The location is the best part. Staff are friendly, but currently stretched too thin. There are frequently broken doors/locks/building access issues. At first, I put in service requests frequently, but after some time noticed that the completed "repairs" typically didn't last. I put numerous maintenance requests in for the washer not working in my unit, not until the third request after a couple repairs, did the washer get replaced. Similar... with the A/C, 3 requests in sequential months and we may finally have a permanent solution. The service does not match the price point in my opinion.

Communication is subpar. I was quoted the wrong monthly totals during my final months living here, and actually charged more than previously agreed upon. If you move here, do it for the location, nothing else. Read More

The unit is fantastic but but HVAC leaves much to be desired. Poor insulation to the hallway means, even when it’s 45° out, the apartment will heat to ~73° if the AC is off. In the summer, the AC can’t keep up with the heat either, leaving the unit uncomfortably hot and humid.
