I would not rent here again under any circumstances. Their new management is also awful and worse than before.

I rented Unit 904 at Oxford at Sonterra in 2026 with my family of 5 (with minors) and would not rent here again under any circumstances.
In 2026 I reported physical mold and a chemical odor in the unit. Oxford immediately blamed my family for two in-wall leaks with no visible water; meaningful action only came after I hand-delivered formal written notice under Texas Property Code § 92.052 on May 11. The "remediation" that followed only included spraying, wiping, and applying spray paint directly...
over visibly affected drywall. Any additional action came only after pushback and required written follow-up. Management even sent me a letter representing the unit as safe for me and minor children to move in the day after (24 hours)!
Seeing their intent to hide the problem, I retained at my own expense a TDLR-licensed Mold Assessment Consultant. An AIHA-accredited laboratory tested air and surface samples. Findings on kitchen surfaces: Heavy Stachybotrys, Heavy Chaetomium, and Heavy Aspergillus/Penicillium. Indoor Aspergillus/Penicillium levels measured ~91× the outdoor reference. Chaetomium, a water-damage indicator species, was present indoors and absent outdoors. The protocol concluded the work was incomplete and inadequate, requiring further remediation to industry standards.
I terminated the lease under Texas Property Code § 92.056(e)(1) and (f) and moved out at the end of May (get familiar with those statutes if you find yourself in this position).
If you are renting here or have to, especially with children or anyone with respiratory concerns: request the unit's specific repair history in writing before signing; hire your own TDLR-licensed assessor if you see, smell, or suspect any water issue rather than trusting on in-house "remediation"; keep every interaction in writing; photograph everything with timestamps.
The independent lab findings are documented. The "fully repaired" letter is documented. The gap between them is documented. Future tenants deserve to know.

DO NOT MOVE HERE, DISGUSTING PLACE RUDE STAFF


This apartment complex is not safe. The gates leading into the complex are always broken. The staff says that they are waiting on the check from insurance and that has taken over six months on multiple occasions. In the time that I lived here, the gates only worked for a total of six months. This leads to anyone driving in the complex, and I have witnessed multiple people speeding through the parking lot at all times of the night. My dog and I have almost been hit by these people multiple times...

My apartment also always smelled like cigarette smoke and weed from people smoking so much right outside my apartment and the AC units pulling the scent in. There is no consideration for neighbors, as you can smell weed at all times of the day. The walls are also extremely thin, and you can hear your neighbors above and next to you extremely easily.
They have 20+ year old appliances, and the smoke detector will go off any time you attempt to cook. The lights are a safety hazard, one fell on my head while I was trying to change the bulb. The light in my laundry room never turned on, despite me putting in multiple requests for it to be replaced. The AC units are extremely old, and they just take parts from other units to try and fix it. There are many units that you can hear squeak and squeal and need to be replaced. My bills from the summer usually ranged from $200-$250+ a month due to the AC being old and not being able to handle the heat. The windows have moisture damage from a seal being broken, which also leads to higher bills. My carpet was not replaced when I moved in, despite what they tried to tell me. It was extremely dirty and was starting to tear pretty badly. When I asked about this, the apartment staff told me that they “don’t replace carpet when the unit is occupied” even though it was never replaced in the first place.
The maintenance staff (all of one person) does not care how they fix something or how long that fix will last. The leak in my ceiling was patched, but never painted over and looked awful. I also had mold in my apartment. It covered the air vents and when I did an at home mold kit, they told me they do not honor it.
The grounds of this complex are not upkept, despite what they try to tell you. The dumpster was across from my apartment (and in the middle of the complex) and is always overflowing.

Love it here!

I am actually very happy here! There are some things that have to get updated, but there is new management that has been working on it. From all the years I've rented, I've never came across a PERFECT apartment. People are in and out. So, I'm realistic as to what to expect. The leasing people are very helpful, and maintenance team has been staying on top of everything. If anything comes up, they're quick to act on it. My apartment has no issues. I keep clean, which has kept bugs away. I've never... seen any rats here. I haven't done pest control in minute, and it's been all good. My apartment also looks very nice inside, and it isn't the most updated one. I use the gym every now and then, nothing fancy but just what is need.

Worst apartment and management

Not only was the apartment not in the best condition for the area and price one is paying, but there is also rats there. They claim pest control will come by once a week, and charge you for the service, however I had to resort to taking measures into my own hands and break my lease because of the disgusting living conditions.

Entry gates are broken and remain broken.

Don’t be fooled!

Does not live up to the quality and cleanliness you would expect for being in Stone Oak/Sonterra. Grounds are filthy, unkept, no grass anywhere and dog poop everywhere. Just walk around before you sign a lease! Don’t be fooled by the cheap rent. Appliances are so old a s outdated. Mtc issues constantly. Look at the buildings! They don’t match! LOL! Some are pink and some an ugly faded yellow. This property has potential but the owners do not keep it up. Go down the road and you... will find newer and updated properties. Lots of bugs and roof rats! Beware!!
