Management os not great at all. The office is only opened when its convenient for them. They will not speak to residents on the weekend so if you have an issue, it will need to be solved Monday-Friday. They will send an email out about smoking being prohibited but then sent an email out on 4/20 saying they are closing the office for the holiday. Mind you...April 20 is weed day. So out two and two together on your own. Fire alarms will constantly go off throughout the night. There was a day I had... to let the Fire Marshall into the building because surprise, surprise, the office was closed. And he mentioned the fire alarms going off and I told him it had been about a year and he was shocked as it was news to him. Maintenance is not that great either. For simple work orders, I've had maintenance come back 3 times to fix it correctly...it was just a dishwasher leak. I have been living at Dwell Vienna Metro since spring 2019. When I first moved in, the property was managed by a different company, and the experience was excellent. The former property manager, Richard, truly went above and beyond to meet the needs of the residents. Unfortunately, in January 2022, the property changed ownership and management, and things have gone downhill since then.

Since the new management took over, I’ve experienced constant issues. They’ve repeatedly mishandled my lease... renewals, increasing my rent by 6-10% each time. On top of that, they’ve made billing errors that led to late fee charges on rent that I’ve paid on time. I’ve had to deal with delayed responses to my emails, some taking days, while other issues can take weeks or even months to be addressed. The management doesn’t seem to care about the residents' concerns, and their service has become increasingly unreliable. Holidays and office closures are excessive, leaving issues unresolved for extended periods.

One of the most frustrating issues has been with my water and sewer bills, which have been incorrect for the past several months. Despite my ongoing attempts to resolve the problem with management, nothing has been done to fix it. In fact, things have only gotten worse—they’ve now added late fees to my account for a bill I am disputing and have paid on time. I feel like no one is taking my concerns seriously, and it’s been incredibly stressful to deal with these repeated problems.

Living here used to be a great experience, but under the current management, I can’t say the same. I hope they start taking residents' concerns more seriously, but as things stand, I would advise potential residents to think twice before moving in. Read More

One of the most incompetent companies I’ve ever dealt with. They frequently tread the line of breaking their own lease agreement, and take advantage of residents on a regular basis. The building is so poorly maintained, it’s almost impressive. The management team is passive-aggressive and unhelpful at best, and rude and negligent at worst

I moved to Dwell about a month ago and couldn’t ask for a better place to be. Initially Teresa provided the tour a few months ago, with detailed information about the property as well as apartment availability, she was great and professional. I wasn’t quite ready to move from my previous location, so I came back a few months later. When I came back to lock in a lease Rich was there to help assist me. Rich was great, he also provided detailed information and helped navigate me through the... application and move-in process. Within a week I was a new tenet at Dwell. The property is beautiful, the area is quiet and it’s so close to many restaurants and stores. I have made dwell my new home, in a short period of time.
